The ideal candidate will possess a strong background in building system trades (HVAC, electrical, plumbing), be proactive in addressing issues, managing maintenance staff, and upholding a high standard of service.

Responsibilities:

Manage the day-to-day operations of the maintenance department and staff. Oversee the service request system, ensuring the completion of work orders in a timely manner. Manage the preparation of vacant units for occupancy within established deadlines. Assist in scheduling and supervising contracted services as needed (H.V.A.C., electrical, plumbing, elevators, carpet cleaning, painters, landscaping, etc.), to ensure quality of work and timeliness. Maintain supply and tool inventory; oversee ordering and delivery of necessary supplies and equipment. Ensures all properties meet government regulations and environmental, health, safety and security standards. Ensures maintenance and repair work is completed correctly and in a timely manner. Assists with departmental budget estimates and costs of specific repair projects.

Required Skills/Abilities:

Must possess the knowledge and have the tools to perform on-site basic repairs including HVAC systems, appliances, water heaters, basic electrical systems, plumbing systems, and any other special equipment on a property. Ability to identify issues and determine repairs that are needed. Excellent leadership and supervisory skills. Valid driver’s license and clean record required.

Education and Experience:

High school diploma or equivalent required. At least five (5) years of maintenance experience required.

HVAC / EPA

Certification preferred. Strong knowledge of HVAC systems, plumbing, electrical and building systems.

Physical Requirements:

Must be able to traverse property to diagnose building issues and plan repairs or maintenance. Must be physically able to perform repairs when needed. Must be able to lift up to 25 pounds at a time.
