This community features 249 units with a resort-style pool, rooftop lounge, clubhouse/workspace, and dog park. Renowned for our exceptional communities, outstanding amenities, and prime locations, Taft Management Group is thrilled to add Adlre Montford Park to our portfolio and is looking for the ideal candidate to join our team.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The essential functions include, but are not limited to the following:
- Manages and supervises the administration, improvement, maintenance, and general operations of commercial and/or residential properties.
- Acts as the liaison between residents and management/owners.
- Develops and presents detailed budgets and financial reports on the property for Corporate review and approval.
- Maintains property records including rental or usage activity; maintenance and operating costs; special permits issued; and property availability.
- Walk the property for exterior maintenance issues, violations, and to maintain curb appeal.
- Describes and imposes guidelines, rules, and regulations to residents, visitors, and the community.
- Performs duties of a Leasing Consultant as necessary.
- Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate.
- Investigating and resolving property complaints and rental violations.
- Hires, trains, motivates and supervises all on-site staff in order to achieve operational goals of assigned community. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.
- Provides comprehensive feedback to non-performing employees and provides documentation to Corporate office.
- Performs other duties as assigned.
Required Skills/Abilities:
Excellent verbal and written communication skills. Excellent interpersonal and customer service skills. Strong supervisory and leadership skills, with ability to train others. Understanding of laws, guidelines, and best practices of property management. Proficient with Microsoft Office Suite and Yardi software.
Education and Experience:
High School Diploma and minimum 2 years direct experience as a Property Manager.
Physical Requirements:
Prolonged periods sitting at a desk and working on a computer. Must be able to stand, walk, or sit for extended periods of time. Must be able to climb stairs, bend, stoop and lift up to 25 pounds at times.
