Job Description

On-Site Property Manager Forward March Management LLC Jacksonville, NC 28540 Forward March Management (FMM) is seeking a Property Manager to join our existing property and asset management team based in Jacksonville, North Carolina. The candidate should be dynamic, detail oriented, reliable, a good communicator, resourceful, and a quick learner (or have prior property management experience). The candidate should also have strong people skills and strong computer skills. The ideal candidate is a self-starter and is not just looking for a short-term job, but rather looking for a career. The candidates will be trained and responsible for interacting with residential tenants and managing the day-to-day operations of several mobile home parks and other residential properties in Onslow, Pender, & Duplin counties. Specifically, the property manager will handle everything from tenant relations, rent billing and collections, conduct home inspections, coordinating repair requests with vendors and verification of completion of such repair work, process move-outs and evictions, as well as being the point person to advertise, track and show available / vacant units, send/review tenant applications, run credit checks, screen candidates, and prepare tenant leases, and conduct walk-throughs and onboard new tenants. Additionally, the manager will have the opportunity to be the link to the local community and outreach promoting FMM’s rental units, tenant events, and open houses. The candidate will report to the founders of the Company and have part-time virtual assistance to utilize and manage. Experience using property management software (ideally Buildium or Rent Manager) is a strong plus, but not required. FMM offers the unique opportunity over time to also learn and provide support for the investment side of the real estate business. Specifically, prospecting, valuing and performing due diligence on such potential acquisition opportunities. Candidates have the opportunity to leverage their existing work experience and to take on more responsibility with this small but fast-growing real estate investment and management firm. Relevant property management experience or military background is a strong plus. The candidate must be located (or be willing to relocate) near Onslow county, NC as the candidate will work from an office on-site at one of the larger residential communities operated by FMM in Jacksonville, NC. Total compensation includes both salary plus performance-based bonuses and is commensurate with candidate’s experience.
