- On site hours are 16 hours, Monday
- Thursday from 9:00am to 1:00pm. The additional 4 hours are flex hours which allow the property manager to come on site outside of those fixed hours
- they can be worked remotely.
Job Description Bolinwood Condominiums is located in Chapel Hill, close to UNC. We are in need of a Community Manager for our community of 120 units. The Community Manager is the face of the HOA management on the physical property. The Community Manager works on site in our dedicated office space for few hours in the morning, 4 days per week, Monday-Friday from 9am to 1pm. The additional hours are flex/remote and can be spent responding to owner and resident inquiries during regular business hours, or coming on the property as needed. Interactions are typically with the HOA Board Liaison, homeowners, tenants, vendors, in person, via telephone, or email.
Note:
All accounting, HOA dues, collections, real estate transactions are not done by the community manager but instead by the HOA management company.
Duties:
The Community Manager is responsible for the day-to-day servicing of the Association’s clients and homeowners by providing a wide variety of administrative and community support services. will regularly collaborate with and work under the direction of HOA Board and Board Liaison. Primary Responsibilities include but are not limited to the following: Maintains positive and professional communication with each owner and tenants to create, enhance and promote a friendly interaction between owners and residents. Promptly responds, coordinates and oversees HOA maintenance. Keeps records of work done on property. Inspects the property weekly to issues, tracks and follow up on violations to homeowners for compliance with Association governing documents and additional rules of the HOA. Maintains good working relationships with various vendors and assists in submitting invoices as needed. Ensures that the telephone is answered and messages are handled courteously, accurately and within 24 hours during regular business hours. Identifies and clarifies owner/resident needs while maintaining confidentiality. Create communication strategies to promote Association announcements, meetings, events, and other campaigns as assigned. Ensures all flyers around the clubhouse facility are current and updated on a regular basis. Attend meetings with HOA Board. All other duties as assigned Requirements Must feel comfortable in a role of authority in communicating the bylaws and rules of the association with members of the community. Relates well to all kinds of people and builds effective relationships Has experience overseeing maintenance and handyman work. When necessary must be willing to knock on doors and calls owners/tenants to investigate maintenance work orders Must be able to learn SmartWebs HOA Management Software Demonstrates strong professional communication, verbal and written, and interpersonal skills Must have experience in customer service and working with Microsoft Office products College degree preferred. High School Diploma or equivalent required Experience with HOA, Real Estate, or Property Management 0-3 years
