COO Job Summary We are seeking a highly organized and proactive Industrial Property Manager to oversee the day-to-day operations, maintenance, and financial performance of a portfolio of industrial properties. This role involves managing tenant relations, coordinating maintenance and capital improvements, ensuring lease compliance, and optimizing property profitability. Key Responsibilities
Property Operations:
- Oversee daily operations of industrial properties including warehouses, distribution centers, and flex space properties.
- Conduct regular property inspections to ensure cleanliness, safety, and compliance with regulations.
- Coordinate preventative maintenance and repairs with vendors and contractors.
Tenant Relations:
- Serve as the primary point of contact for tenants: address inquiries, complaints, and service requests promptly and professionally.
- Enforce lease agreements and ensure tenant compliance.
- Assist with tenant move-ins, move-outs, and build-out projects.
Financial Management:
- Prepare and manage property budgets, forecasts, and financial reports.
- Review and approve invoices, track expenses, and ensure adherence to budgetary constraints.
- Monitor rent collections and assist with delinquency management.
Vendor & Contractor Oversight:
- Source and manage third-party service providers for landscaping, janitorial, HVAC, security, and other maintenance services.
- Negotiate contracts and ensure service delivery standards are met.
Capital Projects & Improvements:
- Plan and supervise capital improvement projects, ensuring timelines, budgets, and quality standards are met.
- Collaborate with ownership on long-term property improvement strategies. Qualifications
- Bachelor’s degree in Business Administration, Real Estate, or a related field (preferred).
- 3+ years of experience in commercial or industrial property management.
- Strong knowledge of property management systems and financial software (e.g., Appfolio, Yardi, MRI).
- Excellent communication, negotiation, and organizational skills.
- Familiarity with building systems, construction, and facility operations.
- Property management certification (CPM, RPA, or similar) is a plus. Core Values
