The Assistant Community Manager is responsible for supporting the Community Manager in administering and maintaining leases and/or sales of apartment units, as well as supporting the maintenance of the property. The community manager reports directly to the Regional Manager, and / or Owner, and may have a staff of Leasing Consultants and Maintenance Supervisor or Maintenance Technicians reporting directly to them.
- Under the direction of the Community Manager, review delinquencies, send late notices to residents and if warranted file delinquent accounts with the local Magistrate timely; send collection amounts to FCO and write off balances as needed
- In the absence of the Community Manager, report any work injuries to Workman’s Compensation Insurance company and Human Resources immediately after an accident.
- Under the direction of the Community Manager, manage and resolve resident complaints and concerns timely
- With the Community Manager, shop competition every three months and be familiar with the local rental market
- Communicate promptly with the Community Manager regarding any staff issues, including excessive absenteeism, performance issues, terminations etc.
- Assist the Community Manager in the preparation of work schedules.
- Support the preparation for and tracking and management of all Life Safety Inspections and all City and township inspections.
- Assist the Community Manager in creating Resident Newsletters to regularly provide information as well as build a community atmosphere.
- Support the maintenance of a clean, efficient, and inviting environment throughout the property
- Support the Community Manager in working with Maintenance Technicians and/or Maintenance Supervisor to ensure a safe living and working environment throughout the property
