JOB SUMMARY

The Property Manager provides exemplary service in a manner consistent with the mission and 4 P’s of Towne Housing Real Estate. They perform all responsibilities while demonstrating outstanding customer service skills. Additionally, this position fulfills the need for managing tenants’ needs, client communications, and internal communications between various departments to ensure the successful management of our client’s properties. This includes working interdepartmentally as well as with our external customers. This is an office position with a unique opportunity to learn and grow within our organization. Property Management Manage all aspects of assigned properties. Responsible for the scheduling, drafting and execution of the lease renewal program including lease documentation and related addendums. Manages utility accounts to ensure utilities are always on in vacant units and that they are shut off at the appropriate time following a new resident move in. Works with the internal property management team to complete all outstanding tasks assigned to the team including all incoming communications on a day to day basis. Manages maintenance schedule to ensure all routine matters are handled quickly and effectively targeting a 24 – 48 hour response time. Works to assist the Supervisor of Routine Maintenance, ensuring that all maintenance technicians’ schedules are full and booked at least 3 days in advance. Work to ensure drive time is cut down to the best of our ability in between job sites. Preparation and review of invoices for our vendors that require payment and that are due from our clients. Preparation of daily bank deposits for our client accounts and to provide to Accounting for deposit. Maintain detailed & accurate spreadsheets for any assigned tasks, billings, payments etc. Assist with accounting-related projects assigned by management and the executive team as and when needed. Work with the team on rotation to retrieve mail from the PO Box regularly as well as sort, open, review and scan for processing all incoming bills and invoices due for payment. Utilization of Buildium’ s task system to create, track and close out work orders. Occasional site visits in the field to view managed properties and help troubleshoot onsite. Tenant Management Maintain a positive, productive relationship with tenants. Handles rental collections, notices to tenants demanding payment and eviction proceedings. Handles disputes regarding neighbors working to come to a resolution in a fair and understanding manner. Works with the process server to properly serve notices of non-renewals. Handles scheduling inspections such as semi-final, move out and welfare checks.
WORK EXPERIENCE
Qualifications and Experience Must possess a strong administrative background. Strong working knowledge of customer service principles and practices. Excellent interpersonal, office management and communications skills. Previous Property Management experience is a plus. Intermediate command of computer hardware/software is required; specifically, knowledge of Microsoft Suite. Candidate must be willing to undergo a background and drug check.
