This includes managing apartment rentals, move-ins, and lease renewals at the apartment property as well as ensuring the property’s financial, operating, and resident service goals are met.
Responsibilities Include:

Leasing:
o Advanced knowledge of Leasing Practices o Thorough knowledge of Fair Housing Act o
Advanced Knowledge of Lease Terms and Landlord/Tenant Law Advanced Knowledge of Eviction & Collection Processes Resident Retention:
o Takes the lead by taking on a proactive approach to customer service and resolving resident complaints o Acts as a liaison between residents and maintenance staff to ensure maintenance requests are corrected in a timely and professional manner
Revenue Management:
o Manages the collection of monthly rents and other income o Monitors delinquency and takes remedial steps to collect through communication and actions o Understanding of economic impacts of days vacant and turnover o Understanding of revenue growth through market rent, renewal rent, concessions, upsells, ancillary income o Understanding of Credit Risk based on applicant qualifying guidelines o Ability to manage delinquency through outreach effort o Ability to complete weekly/monthly reports and knowledge of how the information collected is applied when making business decisions
Marketing:
o Oversees all marketing efforts, monitoring traffic, and pursuing resident leads and opportunities o Qualifies prospective residents and secures appointments o Meets prospects and shows apartments in an enthusiastic manner, emphasizing selling points, and creating a sense of urgency
Leadership:
o Proactively trains, motivates, and supervises all site staff to achieve operational goals o Demonstrates an advanced ability related to Performance Management; including, but not limited to: celebrating successes, providing corrective action to performance opportunities, holding staff accountable, and communicating goals and deadlines to the team o Thorough knowledge and the ability to effectively communicate and uphold the policies and procedures of the
Company Capital Improvement Projects:
o Oversees projects by keeping residents updated and inform and works closely with
Maintenance Supervisor Property Oversight:
o Regularly inspects the apartment buildings, grounds, and vacant units o Coordinates with maintenance staff and contractors and vendors to complete repairs o Completes reports that includes property information such as traffic, occupancy, work orders, vacancy days, capital improvement, property walk through/inspections Other duties as assigned Required Skills and Experience Minimum of three (3) years of supervisory experience Minimum of four (4) years property management experience or equivalent Strong salesmanship skills Excellent interpersonal skills and the ability to negotiate, listen and manage prospect/resident relations Excellent organizational, planning and multitasking skills Advanced knowledge of Microsoft Word, Excel, and Outlook Ability to be at work regularly and on time Must have valid driver’s license & clean driving record Reliable transportation required Ability to work weekends or extended hours as required Other Preferred Skills & Qualifications including but not limited to Property Management Software Experience (Timberline, Yardi, Real Page etc.) Physical Requirements Extensive computer and phone work Frequent standing, walking and bending, in addition to periods of extensive sitting Walking and climbing stairs
