HERITAGE
employees! We are currently seeking a Commercial Property Manager. The successful candidate will work closely with the company’s president to manage multiple local suburban properties in Bucks and Montgomery counties.
RESPONSIBILITIES
Under the supervision and guidance of the company’s president, the qualified candidate will provide management support for both commercial and residential suburban communities. Responsibilities Include, but not limited to: 1. Manage the day-to-day operations of commercial and residential properties consistent with tenant leases, hand in hand with community and company policies 2. Work in coordination with other property managers and maintenance technicians to ensure work-order oversight, timing, and general production management. Prepare and prioritize work ordered as needed. Dispatch emergencies as needed. 3. Act as the primary tenant liaison. Promptly address all tenant requests in a professional, courteous and effective manner. Appropriate follow-up and skilled communication required. 4. Assist with weekly, monthly, and other reports. Assist with tenant collections, court procedures and all regularly scheduled reports and notifications. 5. Schedule and organize building services, inspections, tests, contractor meetings etc. 6. Perform daily tasks through the AppFolio property management software program (training may be required). 7. Perform tenant move-in and move-out inspections, property and follow up inspections as needed. . 8. Thoroughly inspect all properties for curb appeal, safety issues and lease violations at least once each month. Document and record all findings and take the appropriate actions. 9. Organize and maintain all tenant, contractor and property files. 10. Obtain annually a current certificate of insurance for each tenant and contractor. 11. Review and code all invoices for supervisor’s approval. 12. Help to prepare annual budgets and capital improvement / maintenance plans. 13. Help to negotiate annual service contracts for supervisor’s approval. 14. Be proactive rather than reactive to identify preventable maintenance matters. Identify areas in disrepair and take action to have them corrected. 15. Recommend and implement the best practices to save money and improve services. 16. Prepare a summary of issues and events to review at the weekly executive meeting. 17. Answer and properly address after-hours / emergency calls and priority emails consistent with company policy. 18. Perform other related duties assigned by supervisor.
Hours:
Typically, 8:30 am to 5:30 pm Monday through Friday; after hours availability via email & phone for property management emergencies, including weekends. All managers are involved with special events.
QUALIFICATIONS
The successful candidate will have the following qualifications and attributes:

- Professional appearance.
- Proficient with Microsoft computer programs, including Word, Excel and Outlook. Experience with property management software a plus.
- Associate’s degree and above preferred. Minimum 3 years Property Management experience.
- Knowledge of property management software and/or property maintenance a plus.
- Current, valid driver’s license and personal automobile insurance.
- No criminal background.
