$129K – $162K a year 2 days ago Qualifications Management Accounts payable Microsoft Office Real Estate License Profit & loss Bachelor’s degree Accounting LEED Certification Budgeting Senior level Associate’s degree Financial acumen Property management Negotiation 10 years Full Job Description The Group Manager will be responsible for providing oversight to multiple properties and Property Management employees as directed by the property owners (“Clients”) and in accordance with Management Agreements along with the standards and procedures of JLL. The goal is to provide our clients (owners) and tenants – with the highest level of service available. The Group Manager will be expected to independently manage multiple properties and / or portfolios of more than three (3) buildings, and the management teams that service each property or portfolio. The Group Manager is responsible for working directly with the clients to ensure a thorough understanding of the investment objectives and the development of property / portfolio strategic plans and operating and capital budgets. The Group Manager is responsible for the management, supervision, and professional development of all managers with in assigned portfolios and ensuring compliance with Jones Lang LaSalle employee performance process. Additionally, the Group Manager is responsible for representing Jones Lang LaSalle Americas, Inc. in the local and regional business and real estate community to promote Jones Lang LaSalle’s reputation and capabilities to prospective tenants and clients.
Job Responsibilities:
Operations :
Conduct property inspections to determine necessary services and equipment. Assign maintenance and repair duties to employees and obtaining bids for additional work from contractors Manage major construction projects and reviewing construction specifications or plans Administer service contracts and purchasing supplies and equipment Ensure that insurance requirements are met for all properties Develop property manuals and online systems Implement and update emergency evacuation procedures and life safety systems Provide support to property teams with operational or administrative functions required to ensure compliance with Management Agreements Jointly communicate effectively with the Senior Director of Property Management on all significant operating, financial, leasing, and administrative issues Ensure that the Jones Lang LaSalle standards are implemented, met and maintained consistently. This includes all policies and procedures, systems and standards and initiative compliance of the property teams Oversee the commissioning and startup of key assignments. Ensure the implementation of JLL minimum standards on newly acquired and existing properties Participate in the development and implementation of strategically oriented plans to meet the management services needs within the division Provide support and/or negotiate Management Agreements Oversee all preventative maintenance programs in conjunction with local and regional engineering Initiate and participate in defining department wide policies and procedures Capable of independently managing an office building portfolio of three (3) or more buildings, more than 1,000,000 s.f.
Financial:
Assist in the preparation and review of annual jurisdictional forms and filings Support the lease administration process and reviewing lease agreements Manage the accounting and collection process in coordination with Client Accounting Services Review account aging reports and taking appropriate actions Prepare and review financial statements and reports for clients Implement financial and operational controls to provide the most effective and efficient management of the properties in accordance with the Company’s standards and/or owner requirements Prepare and review annual property business plans and operating budgets, subject to Client review and approval Prepare and review operating reports in conjunction with Clients’ required schedule P&L responsibility for their portfolio including fee collection and salary allocations
Client Service:
Interface with clients to develop and nurture strong relationships, with the goal of meeting or exceeding their expectations regarding the operational, financial, and marketing efforts for their property / portfolio Provide necessary support and information to the property team Conduct periodic inventories and property condition assessments
Business Development:
Cross-sell all Jones Lang LaSalle services to clients and tenants. Interface with leasing brokers to ensure the lease process meets Client’s objectives Promote JLL’s reputation and capabilities to prospective tenants and clients in the local and regional business community Support the Regional Manager in new business presentations and RFP responses Participate in and support regional and national property management initiatives
Management:
Prepare staffing and compensation recommendations to Regional Manager Train and develop direct reports to prepare for promoting employees from within for future opportunities Support, assist and direct the growth and development of others within the department Interview and recommend the appropriate candidate for a position within the team Perform mid-year and annual performance reviews Coordinate with Regional Manager and Human Resources to address any personnel performance issues Assume a leadership role in the department and assume responsibility for the coordination and successful performance of committees Work with the Regional Engineer coordinating technical support and developing training programs designed to offer advancement to promising engineering candidates Coordinate activities of Property Managers and other members of the Jones Lang LaSalle team. Support and assist on department and company initiatives Be an active proponent of property management within the company and local market Interact with and coordinate the efforts of the other Jones Lang LaSalle Operating Groups at the property level Oversee a tenant retention program Directly supervises employees managing assigned buildings. Carries out supervisory responsibilities in accordance with the policies enumerated within the Jones Lang LaSalle Personnel Handbook and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Knows, understands and sets an example relative to the policies within the Jones Lang LaSalle Personnel Handbook Misc. – Any and all other duties and tasks assigned
Education/training:
Associates or Bachelor degree required Industry accreditation and/or designation a plus Real estate license within your jurisdiction is required within six (6) months of employment with JLL Advanced degree strongly preferred Years of relevant experience: Minimum of ten (10) years of commercial real estate or property management experience including budget preparation/financial reporting, familiarity with building systems, lease negotiation, documentation and administration Skills and knowledge: The requirements listed below are representative of the knowledge, skill, and/or ability required. Certifications/licenses:
