Position Objective The Community Association Portfolio Manager (HOA) is a key leadership role responsible for the daily management and operational support of homeowner associations within AIM’s portfolio. The ideal candidate will demonstrate proactive leadership, strong organizational skills, and exceptional communication with Boards of Directors, homeowners, and vendors. This role requires a results-driven professional committed to maintaining exceptional service and community standards. Key Responsibilities Serve as the primary liaison for Board members, maintaining open, professional, and prompt communication. Analyze association policies and recommend practical implementation procedures for areas such as deed restriction enforcement, collections, and amenity oversight. Coordinate and distribute detailed meeting packets for Board meetings. Monitor, manage, and forecast association budgets; provide guidance on financial performance. Develop productive relationships with vendors and committees, ensuring service excellence and cost efficiency. Oversee all property maintenance activities; ensure timely resolution of service issues and compliance with board directives. Ensure all vendor contracts and commitments are tracked and fulfilled accurately. Review and process ARB (Architectural Review Board) applications and correspondence. Retrieve and synthesize records, emails, and meeting minutes as needed. Coordinate office activities and ensure compliance with internal policies and procedures. Perform other duties as assigned to support overall association operations. Skills and Qualifications Proficient in general computer use and software applications, including email, document management, and online systems. Strong command of Microsoft Office Suite (Outlook, Word, Excel); experience with property management software (AppFolio preferred). Excellent written and verbal communication skills. High-level interpersonal and customer service abilities. Strong organizational and multitasking capabilities with attention to detail. Integrity, accountability, and a professional demeanor. Self-motivated with the ability to work independently and collaboratively. Education and Experience Minimum of 2 years of direct experience in Community Association Management (not including apartment-only roles). CMCA, AMS, or PCAM designations highly preferred. Associate’s degree required; Bachelor’s degree in Business or related field preferred. Experience in bookkeeping or accounting principles is a plus. SC Property Manager’s license (or willingness to obtain within the first 90 days) Physical Requirements Must be able to walk properties, climb stairs, and perform site visits as needed.
