The ideal Property Manager would possess the following: Proven track record for maintaining high occupancy and collection rates as well as working within budgetary restrictions Experience marketing apartments and maintaining a high level of resident satisfaction Exceptional organizational and scheduling experience needed to approve LIHTC applicants and complete recertifications on time Essential Duties and Responsibilities for
Property Manager:
Makes sure the office and leasing areas are clean, ready and open for business Resident relations and retention Collects and post rents into OneSite Opens and closes maintenance work orders in OneSite Follows through on the policy for delinquent rents and evictions Files evictions at local court house Reviews reports daily (computerized or manual) to ensure occupancy is achieved and maintained, delinquency collections are being completed and work orders are being address in a timely manner Review LIHTC rental applications and submit to compliance department for accuracy Responsible for recertification of lease renewals Supervises all phases of community-sponsored activities Inspects the property on a daily basis to make sure the curb appeal meets the high standards of our company Assist with unit and file inspections Responsible for generating traffic by implementation of marketing programs and advertising to help maintain occupancy of 98% to 100% at all times Other duties as assigned Ideal candidate will possess: Experience in LIHTC experience. Must have a valid SC Property Managers license in good standings. Candidates currently taking or enrolled in the SC PM course would be considered.
