Duties and Responsibilities:
Management and field oversight of vendors and services at managed properties Management of site related projects (new roof, parking lot, etc.) Respond to tenant maintenance calls or portal entries in a timely manner and manage repair through completion Provide appropriate emergency response when necessary Routine inspections of managed properties Monthly reporting as required by owners and/or leadership Maintain Tenant communications and contact information Manage space turn over including keys, and space recovery, etc. Work with accounting on distribution of security deposits Ability to understand lease documents as related to maintenance obligation, responsibility of parties Organize and arrange performance of maintenance items Report tenant bill-backs to accounting correctly Negotiation of vendor services and fees when applicable Collection and tracking of Vendor COIs Manage annual testing (backflow preventers for example) and municipal requirements. Follow all policies and procedures to maintain integrity of company Adhere to the mission and vision of the organization Any or all other duties as assigned by leadership
Skills:
Minimum of 3 years experience in Property Management Solid communication, technology, analytical, organizational and management skills Independent judgment is required to plan, prioritize, and organize diversified workload Self-motivated with strong communication skills Strong work ethic and a strong desire to achieve individual and team goals
Normal Work Schedule:
Employee’s normal scheduled workdays shall be Monday through Friday from 8:30 am to 5:30 pm with an hour for lunch. This position will require taking occasional after-hours calls and travel to out of town properties 1-2x monthly.
