ROLE:

You will work closely with our Property Manager and vendors to ensure the proper functioning and maintenance of our buildings and associated facilities and systems. Your role is crucial in providing our residents high-quality, safe and comfortable housing and protecting our client’s value.

RESPONSIBILITIES
  • Provide excellent customer service, working with our residents,Property Manager, and staff in a friendly and professional manner
  • Perform planned maintenance and respond to maintenance request work orders from residents and Property Manager in an efficient, quality and cost-effective manner
  • Routinely inspect and diagnose the property outside and common areas, including safety hazards and concerns and follow up on those findings with repairs.
  • Prepare apartments for move-ins, completing unit turns and managing full unit renovations
  • Obtain bids from outside vendors, schedule vendor work and follow-up on adequate completion
  • Close out work orders and work with Property Manager on final billing
  • Troubleshoot maintenance issues
  • Collaborate and plan with Property Manager on unit turns and rehabs and execute the plan
  • Collaborate with Maintenance Coordinator and/or Property Manager on preventative maintenance plans and execute such plans
  • Help identify new vendors and subcontractors where needed
  • Communicate with residents in a courteous and professional manner
RESULTS:
  • Efficient assignment and completion of tasks/repairs the first time out with less than 10% of re-work required on work orders.
  • Excellent communication with Property Manager, Residents and Vendors in regards to maintenance issues
  • Property Manager and Residents are up to date on all work orders before they need to ask for updates.
  • Resident issues are responded to and handled promptly
  • 100% of maintenance requests are acknowledged within 1 business day and scheduled with residents.
  • All facilities and associated systems are well maintained
  • Work is documented for evidence of completion
  • Efficient office operations
  • maintain organized records as directed by Community Manager
  • Courteous and Professional resident communications
REQUIREMENTS
  • Maintenance experience
  • Well-rounded technical skill set
  • Good communication skills
  • Emotionally self-regulate even during times of pressure and stress
  • Organized, detailed-oriented, and good at follow-through
  • Good team worker with a positive attitude
  • Able to work without constant supervision or direction (a self-starter and proactive)
  • Valid driver’s license and reliable transportation
  • Smartphone with good camera
  • Well dressed and well groomed
  • Ability to pass a drug screening, reference check and background check
  • Willingness and ability to take after hours calls from time to time
