Property Manager Confidential Columbia, SC 29209 Property Manager We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our multi-family residential property. The ideal candidate will ensure that the property is well-maintained, occupancy rates are maximized, and tenant satisfaction is prioritized. This role requires strong leadership, organizational skills, and a proactive approach to property management. The property is located in Orangeburg, SC and is under 100 units.

Key Responsibilities Tenant Relations:

Act as the primary point of contact for tenants, addressing inquiries, resolving complaints, and fostering a positive living environment.

Leasing Management:

Oversee the leasing process, including marketing available units, conducting property tours, and processing applications. Ensure compliance with all leasing agreements.

Maintenance Oversight:

Coordinate maintenance and repair activities, ensuring timely responses to tenant requests and compliance with safety standards.

Financial Management:

Prepare and manage the property budget, track expenses, and ensure timely collection of rent and fees. Generate financial reports for review.

Property Inspections:

Conduct regular inspections of the property to ensure it meets company standards and address any maintenance or safety issues.

Regulatory Compliance:

Stay informed about local, state, and federal regulations affecting property management, ensuring compliance with housing laws and regulations.

Vendor Management:

Establish and maintain relationships with vendors and contractors for property maintenance and repairs. Negotiate contracts and oversee service quality.

Community Engagement:

Plan and organize community events to foster tenant engagement and enhance the living experience.

Requirements:

LIHTC experience is a plus Proven experience in property management or related field, with strong knowledge of property management principles and practices. Excellent communication and interpersonal skills, with the ability to build and maintain positive relationships with tenants, property owners, and vendors. Strong organizational and multitasking abilities, with the capacity to prioritize tasks effectively in a fast-paced environment. Proficiency in property management software and MS Office suite. Knowledge of local landlord-tenant laws and regulations. Attention to detail and problem-solving skills. Ability to work independently and collaboratively as part of a team. $48,000.00 – $52,000.00 per year
