Soda City Rentals is continuing to grow and looking to add another leasing specialist to our team. We are looking for a licensed property manager who LOVES the leasing process and who would be responsible for overseeing all aspects of leasing single-family rental properties. You’d be joining a team with three experienced managers on staff. This role includes marketing available properties, screening prospective tenants, coordinating lease agreements, and ensuring a smooth move-in and move-out process. The ideal candidate will have strong interpersonal skills, a keen eye for detail, and the ability to manage multiple properties and tenants effectively.
Key Responsibilities:
Leasing and Marketing:
Develop and implement marketing strategies to attract qualified tenants for single-family homes. Advertise available properties through various online and offline channels. Conduct property showings to prospective tenants, highlighting features and benefits. Respond to inquiries and provide information on property availability and leasing terms.
Tenant Screening:
Conduct thorough screening of potential tenants, including background checks, credit checks, and reference verification. Evaluate applications based on established criteria to ensure tenants meet company standards.
Lease and Renewal Administration:
Prepare and execute lease and renewal agreements in accordance with company policies and legal requirements. Ensure all necessary documentation is completed and filed appropriately. Coordinate lease renewals and rent adjustments as needed.
Move-In/Move-Out Coordination:
Manage the move-in process, including conducting pre-move inspections and coordinating any necessary repairs or cleaning. Help coordinate the move-out process, including final inspections, assessing damages, and processing security deposit returns.
Tenant Relations:
Serve as the primary point of contact for tenants, addressing inquiries, concerns, and some maintenance requests in a timely manner. Maintain positive tenant relationships and ensure high levels of tenant satisfaction.
Property Inspections and Maintenance:
Conduct regular property inspections to ensure homes are well-maintained and meet safety standards. Coordinate with maintenance staff and contractors to address repairs and upkeep. Maintain accurate records of inspections, maintenance requests, and completed work.
Financial Management:
Run monthly delinquency reports and post late charges per company policy.
Compliance and Legal:
Ensure compliance with all local, state, and federal housing regulations and fair housing laws. Handle tenant disputes, evictions, and legal matters in accordance with company policy and legal requirements.
Reporting:
Prepare and submit regular reports on leasing activity, occupancy rates, and property performance to the Director of Property Management. Analyze market trends and make recommendations for pricing adjustments and marketing strategies.
Qualifications:
Education:
Bachelor’s degree in Business, Real Estate, or a related field is preferred.
Experience:
Minimum of 3-5 years of experience in property management, with a focus on single-family residential properties.
Licenses/Certifications:
Real Estate License or Property Management Certification required.
Skills:
Strong knowledge of property management principles and practices. Excellent communication and customer service skills. Proficiency in property management software and Microsoft Office Suite. Proficiency in AppFolio would be a huge plus. Ability to multitask, prioritize, and manage time effectively. Strong negotiation and problem-solving skills.
Work Environment:
The position may require travel between properties and occasional evening or weekend work to accommodate tenant schedules and emergencies. The role is primarily office-based with regular property visits.
