The Asset Manager for Elmington Residential is responsible for overseeing the full investment lifecycle of a portfolio of residential assets, ensuring optimal financial performance through data-driven analysis and strategic decision-making. This role requires real-time monitoring of key performance indicators, budget adherence, financial modeling, and identifying trends to drive cash flow improvement initiatives. ESSENTIAL JOB FUNCTIONS

Ø Develop and execute data-driven strategies to maximize revenue growth and asset performance Ø Provide regular financial performance updates to senior management, offering insights and recommendations to drive informed decision making Ø Conduct routine site visits to maintain high-quality standards across all assets, ensuring operations excellence and addressing any areas of concern Ø Analyze operational efficiency, identifying cost-saving opportunities and revenue-enhancing initiatives Ø Monitor financial performance against budgets, identifying variances and implementing corrective measures Ø Conduct ongoing cash flow analysis and forecasting to optimize annual investor distributions Ø Build and maintain financial models for operational expenses to support deal underwriting Ø Manage the asset disposition process, including financial modeling, market analysis, and investor reporting to maximize exit value Ø Calculate and analyze cash distribution waterfalls to ensure accurate allocation to investors and compliance with partnership agreements Ø Ensure compliance with debt covenants and assess future financing opportunities Ø Evaluate portfolio performance trends and assess external market factors impacting asset value Ø Monitor lease-up velocity and delivery timelines against underwriting projections Ø Assist in annual budgeting by identifying income and expense trends Ø Collaborate with the development team on underwriting and due diligence efforts Ø Work closely with property management team and all lines of business across Elmington Ø Perform all other duties as assigned

KNOWLEDGE/SKILLS/ABILITIES

Ø Strong understanding of property income statements and how on-site operations impact financial performance Ø Strong analytical and financial modeling skills, capable of generating detailed cash flow models Ø Proficient in Microsoft Office (Excel, Word, PowerPoint) Ø Skilled in synthesizing data and presenting findings clearly, both written and verbally Ø Business acumen Ø Strong attention to detail and problem-solving skills Ø Communication proficiency Ø Ethical conduct Ø Relationship management

SPECIFIC EDUCATION OR EXPERIENCE

Ø Bachelor’s degree in a Finance, Real Estate, Economics, or a related field; advanced degree preferred Ø 3-5 years of experience in asset management, real estate analytics, or a related field Ø Proven track record of driving performance optimization and delivering strategic results in a multifamily asset management context.
