POSITION SUMMARY
Elmington is a private commercial real estate investment and development firm headquartered in Nashville, Tennessee. Elmington Affordable’s core competency is multifamily development and is one of the nations’ largest developers of affordable/workforce housing. As the Assistant Community Director, you will support the overall day-to-day activities of the apartment community by performing basic bookkeeping and rent collection, maintaining strong tenant relations, and inspecting and showing vacant units. Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents. ESSENTIAL JOB FUNCTIONS
Assist Community Director in meeting targeted revenue goals by exceeding occupancy budgets, improving resident retention, and monitoring the property’s financial performance. Maintain accurate resident records. Update daily all rents, deposits, and application fees received. Issue appropriate notice when necessary (e.g., late payments, eviction notices, returned check memos). Deposit all receipts before the bank closes each day. Inspect move-outs and vacancies. Be knowledgeable of all phases of leasing and resident retention. Keep daily records on lease renewals and terminations. Greet prospective clients, show community, and aid in leasing duties.
SPECIFIC EDUCATION OR EXPERIENCE
2 years leasing experience in affordable housing Strong financial acumen Minimum 2 years of multi-family property management experience required.
PHYSICAL DEMANDS AND WORK ENVIRONMENT
Frequently sit, stand and walk. Regularly required to talk or hear. Frequently required to use hands or fingers to handle or feel objects, tools or controls. Occasionally required to climb or balance, stoop, kneel, crouch or crawl. Occasionally lift and/or move up to 25 pounds. Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus. The noise level in the work environment is usually moderate. Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.
