Regional Manager Confidential Nashville, TN Position Overview:

The Regional Manager is responsible for overseeing the daily operations of a portfolio of properties in accordance with company policies, lease agreements, and applicable laws. Why work for us? Principal Duties and Responsibilities (Essential Functions•) : Financial  Direct the preparation of the annual operating budget in coordination with Community Managers  Maximize income and control costs for each property  Responsible for monthly review of financial reporting and budget variance analysis  Oversee the processing of work order, payroll, and invoicing  Monitor AR and AP functions at property offices Marketing  Oversee, develop, and implement marketing/advertising plans across markets in conjunction with Marketing and Leasing management Resident Relations  Monitor leasing and renewal activities and resolve resident concerns Facilities Management  Perform routine physical inspections of properties  Work with managers to ensure that risk management practices are implemented and followed  Review with managers the preventative maintenance program Staff Relations and Administration  Oversee and direct day-to-day property operations across the portfolio, including direct management of functional property managers  Design and implement competitive and effective incentive compensation programs  Perform regular site visits to insure smooth functioning and organization of site offices  Work with property managers to recruit, retain, and develop staff at all levels – Perform disciplinary activities  Evaluate direct reports on an annual basis, or as needed  Knowledge of and adherence to the following: § Fair Housing policies and procedures § Legal matters and laws applicable to the state in which each property is located § Life/Safety issues §

ADA, OSHA, EPA

policies and procedures § Risk Management adherence  Other duties as needed or required

The Regional Manager will direct the activities of the Management Office, Leasing, and Maintenance personnel at all properties across the portfolio.

Qualifications & Skills:

 Education § Bachelor’s Degree in business or related degree Must be OK with travelling to Texas.  Experience § Minimum of 6-10 years multi-family property management, multi-site experience preferred § Management of 5-10 staff members, along with maintenance personnel § Knowledge of established accounting and bookkeeping practices and procedures  Special Skills § Excellent written and verbal communication skills § Ability to work independently § Ability to multi-task and adapt to changing priorities § Must interact effectively with all levels of employees and external contacts § Must work well under pressure, exercise good judgement when making decision, and handle stressful situations in a mature, professional manner
