Position Summary The Assistant Property Manager plays a key role in driving occupancy, managing on-site operations, and ensuring an exceptional resident experience. This position is responsible for supervising staff, maintaining property standards, and supporting profitability through effective sales, service, and operational leadership. Key Responsibilities Sales & Leasing Ensure a smooth and efficient check-in process for new residents Answer incoming calls promptly and professionally (within two rings) Deliver high-quality sales presentations in person and over the phone Maintain complete and accurate traffic logs for all leasing activity Review and verify traffic logs completed by team members Present a professional appearance and demeanor Track and support Leasing Consultant performance metrics Resident Satisfaction Monitor office operations and schedule staff to ensure proper coverage Inspect housekeeping standards regularly throughout the day Oversee preventative maintenance programs including: Monthly A/C filter changes Smoke detector battery replacements Leak detection (toilets, faucets) Door lock inspections Reporting pet presence and guest-related damages Schedule and verify completion of facility cleanings (pool, laundry, grounds, etc.) Conduct daily property walks to identify issues and staff effectiveness Review and respond to CPO reports Ensure timely and satisfactory completion of all work orders Curb Appeal & Grounds Maintenance Assign and oversee daily grounds cleaning duties Conduct regular property inspections and document issues Monitor landscape contractor performance Ensure all outdoor lighting is functional and operational Promote a team-wide culture of maintaining clean and welcoming grounds Unit Turnover & Quality Control Inspect all move-outs and add to dispatch sheet for follow-up Review key log daily for accuracy Ensure quick and thorough unit turnovers Enforce cleaning and maintenance standards to meet company expectations Collections & Revenue Management Drive daily progress in rent collections and enforce grace period policies Initiate key return or eviction processing for residents beyond the grace period Monitor collection of late fees and surcharges Issue five-day notices as necessary Hold management accountable for collecting all applicable late fees Staff Management & Timekeeping Enforce proper time clock procedures for all staff Review and approve time records daily Ensure no unauthorized overtime is worked Submit completed new hire documentation to Human Resources before start dates Notify HR in writing of any employee moving on-site for appropriate payroll adjustments Enforce zero-tolerance policy for late rent payments by employees Must be open to relocation 3+ years’ experience in customer service. 2 years’ experience in a supervisory role. Adept at driving revenue and managing overall costs. Ability to work in a fast-paced, deadline-oriented environment. Ability to quickly identify and resolve problems. Excellent communication skills, both written and verbal. Excellent Customer Service skills. Excellent PC skills (Excel, Word, PowerPoint). Physical Requirements / Working Conditions Sitting, standing, walking, bending, climbing stairs, kneeling frequently and/or for long periods of time (up to 8 hours) Lifting up to 25 lbs. Maintain a professional, neat and well-groomed appearance Work varied shifts, including weekends and holidays. Ability to pass a drug and background screening Proof of eligibility to work in the United States.
