Renovation Property Manager The Legacy Company Chattanooga, TN 37421 Job Overview We are seeking a dedicated, experienced, and renovation-savvy Community Director to lead the operations of a vintage multifamily property in Chattanooga, Tennessee . This property is currently undergoing a major renovation and repositioning , and we’re looking for a leader who thrives in a fast-paced environment, understands lease-up strategy, and has a passion for transforming communities. This role requires weekend availability and occasional overtime , as the community is currently open 7 days a week during its lease-up phase. Hours and schedule will adjust once stabilized. The ideal candidate will bring a background in property management, construction oversight, and team leadership , along with exceptional customer service and organizational skills. Responsibilities Manage all aspects of day-to-day property operations, including leasing, maintenance coordination, resident relations, and compliance Oversee the renovation process —ensuring timelines, budgets, and scopes are met in partnership with contractors and vendors Lead leasing efforts during active lease-up and work toward stabilization Utilize property management software (Yardi or similar) for leasing, maintenance, financials, and reporting Build a culture of service and performance with both on-site teams and residents Conduct regular property inspections and partner with maintenance on timely repairs and upgrades Ensure compliance with local housing regulations, Fair Housing standards, and company policies Prepare, manage, and monitor property operating budgets Maintain accurate documentation of lease files, service contracts, and resident correspondence Provide daily and weekly reporting on leasing goals, occupancy, renewals, and renovation progress Qualifications 2+ years of experience as a Community Director, Property Manager, or similar role in multifamily housing Hands-on experience overseeing or supporting renovation projects is required Strong knowledge of lease-up strategies and operational best practices Ability to work weekends and overtime as needed (required during lease-up) Proficient in property management software (Yardi preferred) Excellent communication, problem-solving, and leadership skills Comfortable working in a fast-paced, deadline-driven environment Strong financial and budget management skills What We Offer Competitive salary with bonus potential Health, dental, and vision insurance are available.
