Job Summary The Apartments Manager for Buccaneer Ridge is a full-time, 12-month, live-in professional staff member, responsible for overall leadership of the day-to-day operations of the Buccaneer Ridge Apartments complex. The complex accommodates approximately 960 primarily upperclassmen residents in full apartments. The job duties of this position include, but are not limited to, the following areas: Supervision
The Apartments Manager for Buccaneer Ridge supervises two professional staff members (an Area Coordinator and a security officer) and student staff (Resident Advisors and Clubhouse Attendants).
Key responsibilities include:
Assisting in the recruitment, selection, training, supervision, and evaluation of staff.
Scheduling adequate coverage for the Clubhouse and RA positions, including during breaks.
Conducting regular one-on-one and staff meetings.
Providing consistent performance feedback and ensuring adherence to University and Housing and Residence Life policies. Administrative Duties and Facility Management
The Apartments Manager for Buccaneer Ridge is responsible for managing the facility, including:
Ensuring safety and security through key inventory management, health inspections, and fire drill coordination.
Maintaining accurate occupancy records.
Coordinating with Facilities, Maintenance, and Custodial staff to address facility issues promptly and making recommendations for improvements.
Responding to emergency situations and participating in an on-call rotation with other staff.
Organizing work responsibilities by anticipating problems, setting priorities, and following up on issues.
Completing paperwork accurately and timely while enforcing university and departmental policies.
Residential Community Leadership
The Apartments Manager for Buccaneer Ridge acts as the primary educator for the apartment complex, focusing on fostering a learning environment.
Key responsibilities include:
Developing educational strategies aligned with the Department of Housing and Residence Life’s residential curriculum to enhance student learning and community connections.
Collaborating with campus partners to coordinate programming and support initiatives, particularly for Living-Learning Communities.
Encouraging staff to engage with residents through community-building activities, promoting a sense of belonging for ETSU students.
Maintaining visibility within the complex and on campus to address student needs, including after hours and weekends.
Serving as a resource for residents’ personal, academic, and social needs, and making referrals as necessary.
Assisting in resolving roommate conflicts and community disputes.
Promoting respect for living spaces by monitoring for damage and vandalism, initiating prevention programs, and managing accountability processes.
Managing crises and personal student situations, and serving as essential personnel during emergencies while complying with federal and state regulations.

Ability to effectively complete the various components of the Apartments Manager for Buc Ridge position, including the following physical requirements:
Visually assess the community, surroundings, and situations that occur spontaneously and respond appropriately
Verbally communicate with staff, residents, and supervisors in casual and crisis interactions
Use and operate keys/access cards, elevators, duty phones, and computer systems
Access and respond to situations where they occur (i.e. inside student rooms, bathrooms, hallways, stairwells, elevators, and building lobbies). Ability to learn and effectively assimilate to new technologies, hardware, and software into daily functions, especially to promote effectiveness and increase efficiency.

Effective verbal, written, and digital communication skills. Required Qualifications Bachelor’s degree.
Three (3) to five (5) years of full-time experience in residence hall management or a related area.
Must be able to live in the apartment complex. Preferred Qualifications A master’s degree in college student personnel, higher education administration, counseling, or a related field.
Experience supervising professional staff members.
