WHAT YOU’LL BE DOING

THE ROLE

The Asset Management Associate plays a key role in overseeing and optimizing the performance of the company’s affordable housing portfolio. This position supports the Asset Management team in financial analysis, compliance monitoring, operational strategy, and investor reporting. The ideal candidate is analytical, detail-oriented, and passionate about affordable housing and real estate asset management. Portfolio Performance & Financial Analysis Monitor the financial and operational performance of the affordable housing portfolio, ensuring assets meet financial targets and investor expectations. Analyze property-level financial statements, including income statements, balance sheets, and cash flow reports. Assist in developing and tracking key performance indicators (KPIs) for assets. Support the preparation of annual operating budgets, capital expenditure plans, and long-term financial forecasts. Compliance & Regulatory Oversight Ensure compliance with Low-Income Housing Tax Credit (LIHTC), HUD, Section 8, and other affordable housing program requirements. Collaborate with property management teams to ensure timely reporting and adherence to regulatory guidelines. Assist with investor and lender reporting, including tax credit compliance documentation. Operational Strategy & Property Oversight Support strategic decision-making related to rent increases, capital improvements, and refinancing opportunities. Conduct market research to analyze trends in affordable housing, including rent comparability, local policy changes, and funding opportunities. Assist in evaluating property performance, recommending operational efficiencies, and identifying risk mitigation strategies. Investor & Stakeholder Relations Prepare reports, presentations, and memos for investors, lenders, and other stakeholders. Assist in maintaining relationships with financing partners, regulatory agencies, and community stakeholders. Support due diligence efforts for a variety of projects, which may include acquisitions, dispositions, and refinancing transactions.

WHAT YOU BRING

THE PERSON

Bachelor’s degree in finance, real estate, business, urban planning, or a related field. Master’s in real estate is a plus 2-4 years of experience in asset management, real estate finance, property management, or a related field (affordable housing experience preferred). Strong analytical and financial modeling skills, with proficiency in Excel. Familiarity with LIHTC, HUD, Section 8, and other affordable housing regulations. Excellent written and verbal communication skills. Detail-oriented, organized, and able to manage multiple priorities. Experience with property management software (e.g., Yardi, RealPage) is a plus.
