Specific Tenancy Services are as follows: The Tenant, having a visible presence at the entrance to the Thompson Farm (barns and lands) will enhance security, both from the standpoint of (a) preventing vandalism to property and research projects, and (b) responding to situations that may arise due to an event or inappropriate actions of individuals (i.e. – hikers, bikers, faculty/student field trips, hunters, etc.) The Tenant will exercise care and discretion at all times and take appropriate action as needed including calling Campus Police, Dean’s Office Representative, N.H. Fish & Game, others. Serve as University/COLSA Liaison for occasional evening, weekend, holiday visitors by providing information regarding the farm, advising the visitor on parking, conduct, etc. as needed or directed by the Dean’s Office Representative. Tenant will be responsible for mowing edges of the agricultural fields using equipment provided by UNH Farm Services. Tenant will maintain the lawn around the big barn, the woodline behind the house, and along both sides of the road leading to the machine (open face) shed. Keep the shrubs in front of the big barn and the concrete pad (opposite side of road from the Solar House) neat and cut to a manageable height. Big barn, equipment shed by the gate, and concrete pad are to be kept free and clear of weeds and grass. A fire lane/access path to the big barn is to be kept free of snow during the winter period.
NOTE:
Lawn areas and shrubs immediately surrounding the Solar House are part of the Tenant’s obligations under the lease and are therefore excluded from this addendum. The Tenant has sole use of a commercial size lawn mower but is to be responsible for the proper and safe use of the machine as well as normal maintenance (gas, oil, greasing). Annual servicing of the machine is to be arranged through the COLSA Dean’s Office. The Tenant is not responsible for annual service costs unless the costs can be demonstrated to be the result of careless or neglectful operation by the Tenant. Conduct monthly inspections of fire extinguisher on the property and maintain records of inspections on the attached card.
