Job Description

Design Studio Specialist True Homes 2649 Brekonridge Centre Drive, Monroe, NC 28110 The Design Studio Specialist for our ‘On Your Lot’ builds — known as an OYL Design Specialist — plays a key role in supporting both the OYL Market Partner and OYL clients throughout all design-related aspects of the pre-construction process. This includes working with clients building homes on lots they already own (both retail and investor clients), assisting with speculative developments on lots owned by True Homes or its partners, and supporting the acquisition and development of vacant lots. The OYL Design Specialist is responsible for guiding clients through their Design Studio appointments, accurately documenting and processing their design selections, and providing ongoing support throughout the homebuilding journey to ensure an exceptional, industry-leading client experience.

Responsibilities:

Aligns with team congruency and culture related to the True Difference Works with Market Partner (MP) and Corporate Operations Manager (COM) to plan and select all showcase options and finishes. Reviews market analysis and pricing with MP and COM to participate in the appropriate choice of floorplan, elevation, and options of the proposed build for each lot Performs all tasks necessary to launch speculative build Manages the completion of all showcase home design selections and audits model and showcase homes for accurate selections and installation. Manages staging and photography of all showcase homes by 3rd party Assists clients through preview and spec sold appointments as needed Provides design and structural option consultation to Sales as needed prior to contract and selections Reviews title/CCRs/lot fit with OYL Project Manager prior to each Design Studio appointment Represents the Charlotte market in managing all functions of the Design Studio. Schedules and guides clients through their Design Studio selections appointment addressing questions and setting proper expectations for product, process and price. Documents collection, elevation, and floor plan collateral, along with detailed notation of color and style selections accurately; manages accurate audit and processing of all design studio selections. Maintains continued communication with clients and field team as needed throughout the home building process. Ensures that each client has an efficient and enjoyable selection process with industry-leading customer enthusiasm. Ensures that client experience throughout Design Studio process is fully aligned with corporate standards and objectives Creates and monitor Request for Proposals (RFPs), Gold Change Orders (GCOs), etc. Manages HOA submittals, client/broker communication and follow up to achieve timely approvals. Provides quality control by checking documentation as needed. Manages maintenance of the OYL studio as a retail-ready, up to date, client-interfacing space Collaborates with Architectural Services (weekly CAD meetings, pre-draw and construction document audit, coordinate questions and special requests, etc.) Collaborates with Marketing as a Charlotte market design liaison Provides feedback to Corporate Design Studio Manager and COM regarding new product development or changes to current offering based on designated market. Manages resolution of Charlotte OYL NHS inquiries and supply chain WIP lists impacting trades and selections. Collaborates on resolution of urgent project and client related issues Manages Investor Design Services selections and Design Studio appointments for larger, multiple unit or investor projects. Maintains database in Sales Information Portal with all OYL Design Studio documents and ensures confidentiality and that they are accurate and up-to-date Responsible for the creation and maintenance of OYL image galleries Performs other duties as needed or required

Results/Accountability:

Responds to all inquiries and NHS emails within 1 business day Drives consistency and predictability in keeping OYL clients and speculative development schedules on track through each of the gates in the preconstruction process, with both internal departments and external partners. Meets all deadlines as requested by Corporate Operations Manager. Meets/exceeds client expectations in terms of communication, advocacy, and overall experience based on Client Satisfaction Surveys and by meeting deadlines Achieves an 80% client recommendation of Design Studio Consultants per Client Satisfaction Survey (WOS) consistently for one year

Qualifications/Requirements:

Associate’s degree in business, administration, or related field required; Bachelor’s degree preferred Three to five years of experience in home design, new home construction, or related field Proficient in Microsoft Office, specifically Word and Excel Strong written and verbal communication skills Superior organizational and time management skills Excellent attention to detail Ability to work in a fast-paced environment with minimal supervision and a high sense of urgency
