Role:
Turn Cycle Solutions is seeking a multi-talented Architectural Designer and Residential Estimator who can bridge the gap between concept and contract. In this high-impact hybrid role, you’ll guide clients through design, pricing, and planning—developing clear and compelling project scopes that set our production team up for success. You’ll combine strong drafting and visualization skills with the ability to build accurate, competitive estimates that reflect real-world conditions, material options, and labor strategies. This is an ideal position for someone with experience in residential construction who thrives at the intersection of design, project planning, and client engagement.
Key Responsibilities:
Design & Drafting Create detailed floor plans, elevations, 3D renderings, and architectural documentation using AutoCAD, Revit, Chief Architect, or SketchUp. Support schematic and permit-level design efforts, with an emphasis on space planning, code compliance, and buildability. Conduct field measurements, site analysis, and existing condition documentation. Estimating & Preconstruction Develop accurate, detailed estimates including labor, materials, subcontractor costs, and overhead, using CoConstruct or equivalent software. Write clear scopes of work for each trade, ensuring alignment between design intent and budget constraints. Break down drawings into takeoffs for framing, finishes, HVAC, plumbing, electrical, and specialty trades. Analyze historical cost data and local market rates to create competitive pricing strategies. Evaluate alternative construction methods or materials to optimize value, timeline, and sustainability. Solicit subcontractor bids and verify pricing, availability, and capacity; hold subs accountable to timelines and deliverables. Incorporate allowances, contingencies, escalation, and exclusions into estimates as appropriate. Client Engagement & Sales Lead client walkthroughs to gather goals, assess feasibility, and advise on layout, design direction, and budget. Translate designs into persuasive, transparent proposals that align with client expectations and production capabilities. Maintain strong communication and follow-up throughout the sales cycle; update pipeline activity in CoConstruct or CRM tools. Present and refine pricing with clients, addressing concerns and aligning expectations before project kickoff. Identify cross-sell opportunities for other services, including weatherization and energy upgrades.
Required Skills and Qualifications:
4+ years of residential construction experience with at least 2+ years in estimating, design, or preconstruction roles. Proficiency in Chief Architect, Revit, AutoCAD, or SketchUp. Demonstrated experience producing accurate estimates and detailed takeoffs across multiple scopes. Strong understanding of residential construction means and methods, building codes (IRC, IBC), and current material costs. Ability to develop polished client-facing proposals that blend design sensibility with technical clarity. Experience managing subcontractor communication, bid comparisons, and pricing negotiations. Familiarity with project management software such as CoConstruct, BuilderTrend, or similar. Highly organized, self-motivated, and able to manage multiple active estimates. Valid driver’s license with ability to travel to project sites.
Preferred Qualifications:
Experience in Architecture, Construction Management, or related field. Experience in residential remodeling or additions, including kitchens, baths, decks, and whole-home renovations. Knowledge of green building, building performance, or LEED practices. Working knowledge of construction sequencing and schedule-building.
