The ideal candidate will be a self-starter, highly organized and experienced in residential drafting and design. This position will create and maintain the integrity of custom architectural house plans, floor plans, elevations and options for the company’s expanding Charleston Metropolitan Area footprint. This position will need a thorough understanding of land topography, lot specific start packages, and the entire vertical cycle. The position provides drafting support through design programs like AutoCAD to produce construction documents for single-family homes incorporating methods of construction that maximize efficient use of building materials and simplifies assemblies resulting in cost effective semi-custom construction. Company has a long-standing reputation for quality homes in the area and this position will help to uphold that status quo. Duties and Responsibilities Prepare and review detailed drawings of architectural construction documents utilizing knowledge of building materials, architectural and engineering practices, and mathematics to complete drawings. Apply company design guidelines and standards with respect to architecture, structure, mechanical and other building systems. Work with city and county municipalities to get designs approved for construction, while ensuring all plan designs comply with local and national codes. Responsible for coordination of any necessary third-party professional services such as architects, engineers, surveyors, MEP designers, and CAD services. Creation of lot-specific architectural starts packages. Produce custom changes for lot specific drawing sets for single-family homes from existing master drawing to comply with buyer request, selected options, and community specifications. Work closely with Purchasing, Construction, and Sales to implement changes as needed. Provide additional relevant architectural documentation required for permit applications and construction starts. Review construction in the field for compliance with construction documents, note any differences encountered, discuss with others regarding revisions, and revise documents or provide additional clarifying information as may be required. Revise existing construction drawings to comply with required code changes, specifications, structural requirements and design enhancements. Consult with the sales and construction teams for custom plan clarifications and field required revisions. Coordinate the creation of engineering plan sets with outside consultants. Prepare and document weekly work schedule – individual and consultants. Participate in prototype walks and field reviews of homes. Review marketing collateral for accuracy and completeness versus architectural plans. Review preliminary lot fits in CAD for Land planning. Coordinate Pre-construction meetings with Trades on new designs. Analyze market to assess present and future architectural trends; forecast new product needs based on these analyses. Assist with special projects as requested and perform additional duties as required. Qualifications The ideal applicant should have completed an associate degree (A.A.) in drafting, architecture or equivalent from a two-year college or technical school, prefer a minimum of three to five years of full-time similar employment experience or a minimum related work experience of seven to eight years. Bachelor’s degree from four-year college or university preferred, with a minimum of three to five years of full-time experience. Residential drafting experience required. High volume production home building a plus. Experience managing outsourced architecture accounts and relationships with municipalities preferred. Skills and Knowledge Ability to read CAD drawings, architectural blueprints, and engineering drawings Proficient using AutoCad (required), MS Excel and Bluebeam (preferred) Proficient in the production and coordination of residential construction documents Understanding of building construction methods and techniques Knowledge of applicable codes Self-starter, able to see the big picture and long-term objectives to support each individual construction project and company goals. Detail-oriented, team player, strong communicator, with exceptional organizational skills. Driven to get results, work independently, take initiative, set priorities and see projects/tasks through to completion. Ability to develop and maintain collaborative working relationships internally and externally.
