A Building Engineer will be responsible to assist in the handson maintenance of building systems for the safe, efficient, andproper operations of all assigned properties. Engineer will performminor repairs and helps in the operation, monitoring, andperformance of preventive maintenance on the building systems asnecessary.
ESSENTIAL
DUTIES and
RESPONSABLITIES
includes but notlimited to the following. Performing the installation, maintenance,repair and operation of mechanical, electrical and power generationequipment and systems to support the critical environment of ourLab/office buildings. Operates systems in a safe and efficientmanner in accordance with government regulatory compliance andstandard operating procedures. Ability to quickly learn buildingcontrol, electrical and UPS systems, utilizing on the job training,operations manuals and documentation. Performs predictive, planned,preventative and routine maintenance as well as equipment roundsand service requests as directed. Performs maintenance inaccordance with the JLL Preventative Maintenance Program. Assistwith the development and improvement of preventative maintenanceprograms, schedules, work instructions, SOP ‘s and operationalprocedures. Inspects and repairs pumps, fans, valves, and motorsensuring proper operation of the client equipment and systems.
Performs all duties in a safe manner and in accordance withestablished work standards and practices. Performs visual andoperational inspection of associated equipment and interpretsspecifications, blueprints and job standards to perform assignedduties. Establishes work procedures to meet production schedules.
Recommends measures to improve production methods, equipmentperformance and quality of product, suggesting changes in workingconditions and use of equipment to increase efficiency ofdepartment, shop, or work crew. Determines and/or assists withanalyzing and resolving work problems and achieving work goalsMaintains time and production records and customer servicerequests. . Must be comfortable and flexible enough to work with awide-ranging and changing scope of responsibilities while adheringto the constraints of procedures put in place to minimize the riskfor human error. Team player with the desire to foster teamwork tohelp create a positive working environment. Control the dailyoperation of all mechanical equipment in the physical plant andbuildings Perform maintenance and repairs to the Mechanical,Plumbing, Structural, Furniture, Fire, Life Safety, and Controlsystems for the facility to keep these systems up to applicablestandards Monitor Maintains responsibility for tenant services,preventative maintenance, purchasing and inventory control,contracted maintenance, general maintenance and technicalproficiency Monitoring operation and maintaining refrigeration,water cooling and air conditioning equipment, boilers, heating,ventilating and hot water equipment, pumps, valves, piping andfilters, other mechanical and electrical equipment Performs and/orcompletes all tenant service requests accurately and expediently.
Be able to evaluate building systems to monitor and to improveperformance to operate efficiently. Complies with all policies andprocedures established for the building, including safe storage,usage, and disposal of hazardous materials while maintaining aclean and safe workplace Periodically acts as the on-call engineerfor the portfolio of office buildings. Actively participates inemergency response procedures, technical and safety trainingprograms. Perform all work using the proper safety equipment and ina safe manner.
QUALIFICATIONS

EDUCATION/EXPERIENCE
•A highschool diploma or GED is required. A minimum four (4) yearsexperience in the building maintenance industry and accreditedtrade school degree in HVAC, electronic, or other industry relatedtrade. Union training and certification is also acceptable. Musthave Universal CFC certification. Should be knowledgeable in thesafe and proper use of the following tools: ladders, lifts, basichand tools, volt meter, manual drain auger, plumbers helper, safetygoggles, ear protection, and fire extinguisher.
LANGUAGE SKILLS
•Ability to read and interpret documents such as safety rules,operating and maintenance instructions, and procedure manuals. Havethe ability to write routine reports and correspondence.
MATHEMATICAL SKILLS
•Ability to calculate figures and amounts suchas load balancing, proportions, percentages, area, circumference,and volume. Have the ability to apply concepts of basic algebra andgeometry.
REASONING ABILITY
•Ability to solve practical problemsand deal with a variety of concrete variables in situations whereonly limited standardization exists. Have the ability to interpreta variety of instructions furnished in written, oral, diagram, orschedule format.
PHYSICAL DEMANDS
•Physical demands described hereare representative of those that must be met by an employee tosuccessfully perform the essential functions of this job. Theemployee frequently is required to stand; walk; reach with handsand arms; climb or balance; and stoop, kneel, crouch, or crawl. Theemployee must regularly lift and/or move up to 10 pounds,frequently lift and/or move up to 25 pounds, and occasionally liftand/or move up to 50 pounds.
WORK ENVIRONMENT
•The workenvironment characteristics described here are representative ofthose an employee encounters while performing the essentialfunctions of this job. While performing the duties of this job, theemployee is regularly exposed to risk of electrical shock, movingmechanical parts and heights up to 30 feet. The employee isoccasionally exposed to wet and/or humid conditions as well as verycold and uncomfortable heat while inside and out of the facility.
