The Building Automation Technician II displays skills and knowledge in the installation, maintenance and repair of mechanical and electronic systems. Performs regular testing, maintenance and troubleshooting of building controls systems. Develops skills in specialty systems such as Aircuity, laboratory, and greenhouse controls. The Building Automation Technician II is an intermediate level position for this trade and works under general or direct supervision. The Building Automation Technician II will develop a specific level of skill and proficiency in the execution of duties related to building automation at Dartmouth College. High School plus 3+ years’ experience or equivalent combination of education and experience Required Qualifications – Skills, Knowledge and Abilities

  • High school education or equivalent.
  • Minimum of three years of relevant experience with Johnson, Honeywell and Niagara control systems.
  • Must have a valid driver’s license and be qualified under the terms of the Dartmouth College Driver Safety and Motor Vehicle Policy.
  • Demonstrated understanding of Johnson, Honeywell and Niagara control systems.
  • Demonstrated understanding of and ability to troubleshoot pneumatic control systems.
  • Computer skills including basic word processing, email, spreadsheets, smartphones or tablets.
  • Ability to use laptop, tablet and other electronic devices to work on control systems.
  • Ability to use all hand and power tools required to complete tasks plus electric multi-meter, light meter, temperature/humidity meter.
  • Ability to document and record issues and procedures.
  • Ability to read and understand building plans.
  • Ability to follow oral and written instructions and work independently under no or minimal supervision, exercising sound judgment and applying strong problem-solving skills.
  • Strong customer service skills and good communications skills; ability to communicate work to be performed with college employees and building occupants.
  • Ability to perform demanding physical activity, work at heights and perform tasks requiring manual dexterity under physically difficult and/or strenuous conditions.
  • Willingness to work overtime when required. Must have successfully completed the following training prior to performing work to which the training relates:
  • Safety (EHS training)
  • Laboratory safety/Hazardous Waste Mgmt. training
  • Asbestos Awareness Training
  • Bloodborne Pathogen Training for Non-Research Employees
  • Confined space training
  • Lock out/tag out
  • Fall Protection
  • Electrical Safe work Practices Preferred Qualifications
  • Experience using college data sources for access to building plans and O&M manuals.

  • Works on primary control systems, Johnson Controls, Honeywell and Niagara.
  • Adjusts system controls to maintain proper conditions on campus.
  • Maintains records of system installations, repairs, calibrations and tests.
  • Performs regular testing and maintenance of mechanical systems including elementary assessment and troubleshooting.
  • Verifies equipment is receiving the appropriate control signals.
  • Plans working details and follow schematics, control sequences and wiring diagrams on all equipment and systems.
  • Determines work methods to accomplish assignments such as repairs and/or replacements.
  • Performs according to manufacturer’s specifications, FOM guidelines, trade practices, shop drawings, schematics and control sequences.
  • Performs diagnostic tests on digital systems for campus Central Environmental Control (CEC) system and replace electronic parts as necessary.
  • Maintains systems, components and equipment as determined from work orders, calls from dispatch, or other specific assignments.
  • Maintains systems, components and equipment as determined from seasonal work orders working with other shops.
  • Demonstrates fluency with tools and equipment such as monometer, psychometer, thermometer, digital multimeter and vendor proprietary software to isolate problems and determine where adjustments are necessary.
  • Develops awareness of, and is willing to learn, specialty systems such as laboratory controls, greenhouse controls and Aircuity.
  • Demonstrates understanding of HVAC equipment and systems operation.
  • Demonstrates understanding of HVAC components such as fans, pumps, humidifiers, heat exchangers, heat recovery, terminal units, refrigeration, etc.
  • Troubleshoots and repairs hot/cold calls.
  • Repairs/replaces valves/actuators/controllers.
  • Troubleshoots and assists with repairs of heating/cooling components (i.e. pump).
  • Demonstrates understanding of steam systems.
  • Provides limited assistance with outside vendors as necessary.
  • Partakes in training classes with proprietary vendors.
