POSITION SUMMARY
The Make Ready Technician performs inspections of vacant units to determine necessary repairs and preventive maintenance prior to resident taking occupancy. Duties include but are not limited to: trash and appliance removal, repair to plumbing, flooring and walls, vendor contacting, etc. UHS emphasizes a team approach to perform job responsibilities that are consistent with fulfilling our mission, values, and vision.
ESSENTIAL RESPONSIBILITIES
To perform this job, an individual must perform each essential function satisfactorily with or without a reasonable accommodation. Inspect the condition of all vacant units and prepare a Make Ready plan prior to starting repairs and other preventive maintenance (i.e., bed bugs, filters) Remove trash and debris from units Repair / replace unit fixtures such as light bulbs, globes or fixtures, windows, latches, screens, hinges, sliding glass doors, blinds, shelves, baseboards, mirrors and closets Inspect all plumbing (i.e., sinks, tubs, faucets, toilets, drains) for leaks and other possible problems; remedy as appropriate Inspect all appliances to ensure working condition and assist in the repair / replacement / removal of appliances Inspect floors for damages; repair and/or replace as needed Apply paint and drywall when needed Assist with curb appeal and maintain the exterior grounds and common areas of the properties Foster a success-oriented, accountable, collaborative, and ethical environment by complying with all UHS policies and procedures as outlined in the UHS Operations Manual and attending staff meetings as directed. Regular, reliable, and prompt attendance to uphold the highly collaborative and mission-driven culture Represent UHS competently and professionally communicate and interact with colleagues and residents Perform other duties as assigned
SUPERVISORY RESPONSIBILITIES
Does not directly supervise any employees.
KNOWLEDGE AND SKILLS
The requirements listed below are representative of the knowledge, skills and/or abilities required. Education and/or
Experience:
Must be at least 18 years old and possess a High School Diploma or equivalent. Minimum of two (2) years make ready or maintenance experience (multifamily properties preferred), knowledge in HVAC/building maintenance (HVAC or similar certification preferred). Computer Skills /
Technical Knowledge:
General knowledge of computer applications for the frequent use of electronic mail, word processing, data entry, spreadsheets, graphics, etc.
Other Qualifications:
Knowledge of machines and tools, including their designs, uses, repair, and maintenance. Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures such as highways and roads. Must be able to handle multiple, simultaneous tasks effectively and efficiently. Must be detail oriented and organized with the ability to perform duties under pressure, prioritize workload, and timely meet deadlines. Must have the aptitude and ability to work independently and as part of a team. Ability to work irregular hours including evenings and weekends. Must be able to work overtime as well as a rotating on-call schedule. Noise level varies from an indoor office environment to outdoors and/or inside various property locations. Must possess a valid driver’s license and maintain reliable transportation.
