Job Description

AMLI Residential has a brand-new opportunity for an Assistant Director of Building Services to cover our national portfolio. This position can be based in Atlanta, Dallas, or Chicago.

AMLI offers the following benefits to meet the needs of AMLI employees and their families: Benefits of Working with AMLI Residential $100,000 – $125,000 plus annual bonuses (based on experience) Medical, Dental and Vision Coverage 401(k) Company Match Apartment Rent Discounts Tuition Reimbursement Time Off – Vacation, personal, sick, and company holidays As the Assistant Director of Building Engineering Services, you will assist members of the Building Services Department and onsite maintenance teams in analyzing, evaluating, monitoring, and managing critical building systems across the portfolio.

ESSENTIAL FUNCTIONS

Employ research and problem-solving skills to help onsite teams find solutions to general building operations issues. Assist in conducting reviews of each asset in the portfolio to determine building system operating efficiency and maintenance needs. For all major mechanical, electrical, and plumbing systems within the portfolio, assist in creating property-specific preventative maintenance programs and determine whether third-party PM contracts are necessary to maintain the assets. Conduct, organize, and schedule training classes to ensure onsite teams understand the general operation, maintenance tasking/scheduling, and troubleshooting methods associated with major equipment and systems at their property. Assist onsite personnel with coordination of significant repairs, technical questions, and product evaluations. Assist Property Management Teams in budget preparation for third-party preventative maintenance contracts for major mechanical and building systems. Consult with internal construction and development teams regarding major MEP system design, installation, operation, start-up, and commissioning. Assist in the due diligence process for potential acquisitions by helping to determine the current condition of major building systems and the need for and value of future expenditures to maintain or repair the asset. Assist in monitoring the general operational condition of elevators across the portfolio and managing maintenance and major repairs performed by third-party elevator contractors. Coordinate with operations/maintenance on major repairs and capital improvements to major building systems. Formulate project scopes. Submit Requests for Proposals to selected contractors. Review and approve bid proposals; prepare and reward contracts following project budgets and specifications. Meet with contractors, engineers, consultants, and onsite personnel to troubleshoot problems, approve work, and assure adherence to major mechanical contractual agreements. Monitor works in progress, walk, and prepare punch list. Sign off and approve all related invoices per contract.

TRAVEL REQUIRED

The employee must have a reliable vehicle for local transportation and will travel out of town 20% of the time.

Requirements:

10+ years related experience or equivalent combination of education and experience. A strong ability to read and interpret MEP service manuals, product data, installation guides, blueprints, and wiring diagrams. Strong background in mechanical, electrical, and plumbing repairs, service/maintenance, installation, and design, as well as a familiarity with building mechanical, electrical, and plumbing controls and building automation systems (BAS). Working knowledge of the principles of operations for chilled and hot water heating systems and equipment, water source heat pumps, cooling towers, exhaust and ventilation fans, and large/small circulation pumps. General knowledge and understanding of the refrigerant cycle within air conditioners and heat pumps, refrigerant charging techniques (superheat/subcooling), and refrigerant recovery methods (including the use of a refrigerant scale). Familiarity with Manual D (duct design), Manual J (load calculations), and duct static pressure measurement and interpretation. General familiarity with elevator equipment and operations. A general working knowledge of International Mechanical, Electrical, Plumbing, and Fuel Gas Codes. EPA 608 certification for the handling of refrigerants. Knowledge of the proper use of standard hand tools and refrigerant gauges. Brazing/soldering skills. Proficiency in the use of a multimeter for electrical testing and troubleshooting.

Preferred:

Familiarity with Procore and Bluebeam. Knowledge of the basic principles of building science and LEED. The employee will frequently be required to walk and climb or balance. The employee must often sit, stoop, kneel, crouch, crawl, and taste or smell. The employee may occasionally lift and/or move 100 pounds.
