Responsibilities:
Position Summary:

Directs the daily activities of the MaintenanceTechnicians, orders and controls supplies, tracks inventory,analyzes data and prepares effectiveness reports. Providesmanagement of community projects according to scope anddeliverables. Manages the Maintenance department in absence of theDirector of Engineering, Director of Facilities Management orAssistant Director of Engineering, where applicable. Performs otherduties as assigned. This is a safety sensitive position. PrincipalAccountabilities /

Essential Job Functions:
  • Provides directsupervision of Maintenance Technicians, assigns duties, schedulesshifts to ensure the operations and maintenance of the communitybuilding structure and systems (including life safety systems,building automation systems and equipment including electrical,heating/cooling, plumbing and refrigeration) to standards andpolicies
  • Responsible for interviewing, hiring, training,scheduling, supervising, evaluating, disciplining and terminatingemployees
  • Provides ongoing mentoring and staff development
  • Carries out inspections of the facilities to identify and resolveissues
  • Checks electrical/ life safety systems of buildings toensure functionality
  • Plans and manages all repair andinstallation activities
  • Monitors equipment inventory and placesorders when necessary
  • Monitors expenses to ensure they arewithin budget
  • Manages relationships with contractors andservice providers
  • Ensures compliance with health and safetypolicies
  • Monitors quality assurance
  • Schedules, assigns andverifies that all Preventive Maintenance tasks are completedproperly, as scheduled
  • Completes maintenance logs andschedules
  • Ensures regulatory required testing and documentationis completed
  • Manages and /or completes daily chemical testingof the following areas: boiler, cooling tower, condensate returnsystem, closed loops, open loops, pool and spa
  • Manages,inspects and responds to alarms within the building automationsystem and fire life safety system
  • Coordinates equipment andsystem inventory to support capital projects as needed
  • Assistsin developing Safety Rules and procedures
  • May be required touse vehicle to pick up parts and supplies.

  • Demonstrates knowledge of Stateand Federal regulatory requirements
  • Demonstrates knowledge ofcomputerized preventative maintenance program and work orderprograms

  • Must be courteous and be able to dealwith various demands, pressures, and complaints from residents,staff, guests, and contractors
  • Demonstrates patience and theability to deal with the stress and needs of older adults.
Education and Experience:
  • Education:

    High school diploma orG.E.D. equivalent is required. Associate Degree in related field orequivalent years of experience in the field is preferred

  • WorkExperience:

    Minimum 5 years of experience in Building Maintenancein any of the following trades HVAC, Plumbing, Carpentry orElectrical, is required. Prior supervisory experience isrequired

  • Licensure /
Certification:

Must possess a valid andcurrent driver’s license, where applicable. Universal Refrigerantcertification is preferred. AFE (Association of Facility Engineers)Plant Supervisor certification is preferred.

Pay Range:

USD$65,899.00
