Job Description

As the Lead Engineer you will act as the face of the company, providing high quality customer service to our Tenants. You will be responsible for the property operations and maintenance of a mixed-use portfolio of assets in the downtown Nashville area, consisting of retail, restaurant, office, parking and industrial assets. Responsibilities As a Lead Engineer with C.B. Ragland, you will manage and maintain all building systems, troubleshoot operations failures and re-establish building services; act as building systems expert in recognizing deficiencies in current systems, and understand and explain the impact of implementing changes to current systems or installation of new systems. You will also lead a crew in day-to-day operations and maintenance responsibilities. Responsibilities include, but are not limited to: Manage third party preferred vendors for routine and emergency maintenance services where the scope is larger than can be self performed. Perform general maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units. Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Property Manager. Make adjustments and changes to HVAC and related equipment to maintain established operating criteria within the guidelines set forth by the Property Manager. Perform general repairs, maintenance and replacement of building components including, but not limited to building fixtures and appliances, plumbing, electrical and A/C controls. Maintain operation logs and files, where appropriate, to include, but not limited to central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property. Apply well developed knowledge and skills in HVAC distribution and controls to adjust and/or corrective actions to resolve work orders. Investigate and monitor repeat customer-related calls and report them to the Property Manager. Responsible for keeping all areas around building looking nice, picking up garbage when necessary. Pressure Washing and Painting as needed. Perform minor leak repairs to roof, window and doors. Assist contractors with life safety alarm systems and water-based or dry fire protection systems shut downs and testing. Install and repair various types of electrical fixtures including lamp and ballast replacement. Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis: Responsible for the overall maintenance of building, utility systems and building equipment. Maintain ethical, professional and courteous relations with contractors and tenants. Physical Requirements Ability to stand, walk, bend, stoop, lift, and carry heavy objects (up to 5070 pounds or more with assistance). Ability to work in diverse and potentially challenging environmental conditions, including confined spaces, extreme temperatures, and at heights. Mastery of manual dexterity and hand-eye coordination to operate a wide range of complex and specialized tools and equipment. Ability to climb ladders, scaffolding, and work at elevated heights safely and proficiently. Education And Experience High school diploma or equivalent required; advanced vocational training, certifications, or licenses in a relevant trade (e.g., HVAC, Plumbing, Electrical) are highly preferred. Minimum of 5+ years of progressive experience in an office/hotel/retail maintenance or a related field, with a strong focus in their area(s) of specialization. Demonstrated mastery of advanced troubleshooting and repair techniques in their primary trade(s). Proven experience in leading minor to moderate maintenance and renovation projects. Strong knowledge of relevant codes, regulations, and safety standards within their area(s) of expertise. 6am-3pm preferred but schedule can be flexible. Candidate will be required to pass an extensive, fingerprint-based background investigation, which includes a credit and criminal history screening. This is in addition to a routine pre-employment background check, if hired.
