Our goal is to be the preferred provider and “SinglePoint” of contact for professional right of way services, project management, and field surveys to the utility and real estate development industry. We are seeking a full time Project Support Specialist to work directly with one of our clients. Position Summary The Project Support Specialist will support the Land and Survey Project teams. Responsible for ensuring all necessary property and easement plats meet corporate and legal requirements by reviewing survey plats, title reports, engineering plats, GIS maps, project maps and project schedules. This position is critical to effectively communicating with cross-functional departments, via routine and customized reports concerning capital projects activities. Project Support Specialists will work on multiple projects and must keep an organized system. This position may report onsite at a clients office, or work from a remote office. Essential Duties and Responsibilities The Project Support Specialist supports the Land Documents Coordinator (LDC) and Land & Legal Rights Coordinator (LLRC) by: Review incoming preliminary and final plats for accuracy by checking title work and project maps; marks up and sends comments on needed changes to GIS/Survey Contractor. a. Ability to acquire an understanding of clients Plat Standards. Tracks Plat accuracy and comments via tracking tool, that tracks dates preliminaries come in, comments are sent out, and finals received. Tracks draft plat accuracy. Communicate with LDC and LLRC on all activity on plats. Assisting in research and locating various land rights as needed by various parties. Review project maps to assist in ordering title work for Transmission Line and Substation projects. Coordinate with title company for needed title work. Upload incoming titles to necessary project folder locations and send them to GIS/Survey Contractor to begin platting activities. Scanning of land documents into SharePoint and sending to record center. Upload plats and titles, data entry and compilation. Collect, review and deliver fee purchase documents to title company for title insurance. Apply for 911 street addresses on fee simple property purchases. Send out project notification letters. Collaborate with the project team to determine the need for encroachment or license agreements. Coordinate with GIS/Survey Contractor to develop, revise, and submit required exhibits for encroachment or license agreements. Obtain encroachment and license agreements from other utilities. Assist LDC or LLRC as needed. Minimum Qualifications (Knowledge, Skills, and Abilities) Minimum 3 -5 years of experience in research and documentation in the Right of Way industry. Experience or education in the principles and practices of: o real property acquisition o understanding and interpretation of survey plats o the legal instruments involved in real estate transactions o methods for searching title and tax records o use of document management systems. Proficient in interpretation of maps, engineering drawings and Metes & Bounds legal descriptions (interpretation & writing) Knowledge of software and systems that are used to locate land owners and investigate property titles and encumbrance. High proficiency in Microsoft Office applications, especially Excel, Word, Sharepoint, Teams, and Adobe Acrobat. Ability to work with diverse team members and meet project deadlines o Must be able to multitask and maintain multiple projects Detail oriented with the ability to plan, prioritize, multi-task and meet deadlines in a fast-paced environment with limited supervision. Ability to adapt or adjust to client or project specific procedures and guidelines while exhibiting a high degree of professionalism and project level teamwork. Ability to communicate effectively through oral and written communications with people of varied backgrounds, cultures, and temperaments. Good reading and math skills with knowledge of grammar, syntax, spelling and punctuation. Ability to work a flexible schedule Physical Demands and Work Environment The employee must be able to lift and/or move up to 25 pounds. Employees are expected to use good judgment when lifting or moving office supplies and/or furniture and to seek assistance or wear back support appliances when appropriate. Specific vision abilities required by this job include close vision, distance vision, color vision, and the ability to adjust focus in use of computer monitor and other manual, task-related functions.
