POSITION SUMMARY

Complete Apartment Care is seeking a proficient Accountant to manage our financial records, including purchases, sales, receipts, and payments. This role involves working closely with our management team to ensure that all financial functions, from payroll to tax compliance and budgeting, are executed accurately and timely. The Accountant will be instrumental in maintaining the fiscal integrity of our operations, providing critical support in financial decision-making to ensure the profitability and financial health of our property management business.

OBJECTIVES

Ensure all financial transactions are recorded accurately and in accordance with generally accepted accounting principles (GAAP) to maintain the integrity of financial data. Monitor expenditures to ensure they do not exceed budgeted amounts and identify budget variances promptly, providing solutions to stay within financial limits. Develop and implement strategies to optimize revenue streams and increase overall revenue by at least 10% within the first year. Identify and execute cost-saving initiatives that reduce overall expenses by 5% annually without compromising service quality or operational efficiency. Manage and optimize tax obligations to ensure all tax returns are accurate and submitted on time, minimizing liabilities and maximizing potential tax benefits. Enhance cash flow management to ensure sufficient liquidity for operations, aiming to reduce cash conversion cycles by improving receivable and payable terms. Prepare for and manage annual external audits, aiming for a clean audit with no significant findings or adjustments required. Deliver comprehensive monthly and quarterly financial reports that provide insightful analysis into the financial health and performance of the company. Effectively manage and negotiate terms of debt to maintain a healthy debt-to-equity ratio and reduce interest costs. Stay abreast of changes in financial regulations and implement necessary changes to ensure compliance with all relevant laws and standards. Provide timely and accurate financial information to stakeholders to support strategic decision-making and maintain transparency. Continually seek opportunities to improve financial processes and systems through technology integration and process optimization to increase efficiency and accuracy. Other related tasks as required.

COMPETENCIES

Ensure all financial transactions are recorded with accuracy and compliance with accepted accounting principles and company policies. Identify and implement cost-saving measures that reduce operating expenses by at least 5% within the first fiscal year without compromising service quality. Develop and implement strategies to improve revenue collection processes, aiming to reduce the average receivables period. Collaborate with management to create and maintain a rolling forecast model that updates the financial outlook monthly, providing critical insights for strategic decisions. Achieve full compliance with all tax filings and obligations, ensuring all returns are filed on time and payments are made in advance of deadlines. Improve cash flow management by developing a more efficient billing and collections process, aiming to increase cash reserves by 15% year-over-year. Streamline financial processes and introduce automation where possible to reduce time spent on manual tasks by 20%, increasing overall department efficiency. Deliver timely and accurate financial reports to stakeholders on a monthly basis, enhancing transparency and supporting informed decision-making. Maintain audit readiness by ensuring all financial records and processes are compliant with current standards and regulations, resulting in zero non-conformance issues during external audits. Engage in continuous professional development, including attending at least two industry-specific seminars or workshops annually to stay current with the latest accounting practices and technologies.

EDUCATION AND EXPERIENCE

Bachelor’s degree in accounting, finance, or a related field.

PHYSICAL REQUIREMENTS

Ability to sit for extended periods and work on a computer for most of the day. Occasionally lift up to 15 pounds and move within the office to access files or attend meetings.
