As a Fund Controller, you will serve as the senior financial leader responsible for managing accounting, financial reporting, tax compliance, and investor-level operations for our 506(c) Regulation D REIT and other portfolio properties. You will own the integrity of fund-level reporting, manage REIT qualification processes, interface with auditors and tax advisors, and ensure accurate investor servicing and capital tracking.
Qualifications:
Bachelor’s degree in Accounting, Finance, or related field required CPA or CFA certification required At least 3 years of experience in fund accounting or investment management required REIT industry experience preferred Yardi experience preferred
Responsibilities:
Manage the full-cycle GAAP-compliant accounting for the Fund, the REIT, and affiliated entities (LPs/LLCs/OPs) Manage monthly, quarterly, and annual close processes, ensuring accuracy of SAV (Stabilized Asset Value), CAD (Cash Available for Distribution), and GAAP financials Oversee the integrity of investor capital account statements and performance allocations (e.g. equity transactions, preferred returns, waterfalls, promotes) Review third-party administrator outputs (e.g., fund transfer agent) and act as the internal owner of the fund books and records Oversee property accounting in Yardi Voyager 8 Oversee bank and general ledger reconciliations to ensure financial accuracy Collaborate with the leadership team to evaluate new acquisitions, dispositions, financings, and JV structures Liaise with external auditors and tax preparers to manage annual audits and tax filings (e.g. partnership returns, 1099s/K-1s) Maintain compliance with REIT qualification tests including income and asset tests, and assist in structuring transactions to preserve REIT qualification Maintain internal control procedures aligned with SOX-level best practices
