Position Summary We are seeking a detail-oriented and experienced Property Accountant to join our team. As a Property Accountant, you will be responsible for managing financial transactions, maintaining accurate records, and ensuring compliance with accounting standards within our real estate portfolio. This role requires strong analytical skills, proficiency in accounting software, and the ability to communicate effectively with various stakeholders.
Key Responsibilities:
Financial Reporting:
Prepare and analyze monthly, quarterly, and annual financial statements for assigned properties, including income statements, balance sheets, and cash flow statements.
General Ledger Maintenance:
Maintain accurate and up-to-date general ledger accounts for multiple properties, ensuring proper classification of transactions and adherence to accounting principles.
Accounts Payable and Receivable:
Oversee accounts payable and receivable processes, including invoice processing, vendor payments, rent collections, and tenant billing.
Budgeting and Forecasting:
Assist in the development of annual operating budgets and forecasts for properties, monitoring variances and providing recommendations for cost-saving measures as needed.
Bank Reconciliations:
Perform monthly bank reconciliations to ensure accuracy and completeness of financial records, investigating and resolving any discrepancies in a timely manner.
Tax Compliance:
Coordinate with external tax advisors to ensure timely filing of property tax returns, sales tax filings, and other applicable tax compliance requirements.
Audit Support:
Assist in the preparation of audit schedules and support external auditors during annual audits, providing necessary documentation and explanations for financial transactions.
Lease Administration:
Maintain lease databases and assist in the review of lease agreements to ensure accurate recording of rental income, lease incentives, and tenant obligations.
Financial Analysis:
Conduct ad-hoc financial analysis and prepare various reports to support decision-making processes, such as property performance evaluations, capital expenditure analysis, and ROI calculations.
Compliance:
Stay updated on regulatory changes and accounting standards relevant to the real estate industry, ensuring compliance with GAAP and other regulatory requirements.
Qualifications:
Bachelor’s degree in Accounting, Finance, or related field. CPA designation or progress towards CPA preferred. Minimum of 2-3 years of experience in property accounting or real estate finance. Proficiency in accounting software (e.g., Yardi, MRI, or similar platforms). Strong understanding of financial principles and accounting standards. Excellent analytical and problem-solving skills. Effective communication and interpersonal skills, with the ability to collaborate with cross-functional teams. Attention to detail and accuracy in financial reporting. Ability to work under pressure and meet deadlines in a fast-paced environment. Knowledge of real estate industry practices and terminology is a plus.
