  • $125,000 a year 2 days ago Benefits Paid time off Qualifications Network administration 6 years Management CPA Property leasing Supervising experience Property management experience (6-10 years) Senior business management within real estate Senior level Associate’s degree Leadership Property management Negotiation Landlord-tenant law Full Job Description Job Overview To oversee the complete function of the corporate office, off-site offices and all properties Job Responsibilities•Report directly to Owner•Managerial/Property Management • Developing and implementing of overall company policies and procedures • Manage / oversee Property Manager / On-Site Storage Managers • Monitor all delinquencies with Property Managers • Develop and enforce all Corporate / Property budgets • Monitor and schedule all Capital Improvements / maintenance items for each property • Review all income / occupancy data on monthly basis • Monitor retail leases • Computer network administration • Approve office purchases and invoices • Implement and maintain all insurance policies for ALL Companies.

(Property, General Liability, Workers’ Comp., Auto, etc..) Includes bidding out process every 2-4 years.

CAM/TAX/INS

reconciliations

  • Accounting:
  • Manage / oversee in house Bookkeeper
  • Work with and support outside CPA firms in the preparation of audited and reviewed financial statements for The Company and its affiliates
  • Critique financial statements with president prepared by outside CPA firms to ensure that the statements represent the actual financial condition of The Company and that the footnotes to those financial statements are properly and completely disclosed.
  • Properly classify transactions in the accounting records and the ability to recognize when transactions are not properly classified.
  • Manage cash flow for The Company and its affiliates based on current rental status, construction projects and real estate market conditions
  • Assist in the preparation of budgets and monitoring of the same
  • Analyze the real estate tax bills for owned properties to determine that the assessment and tax levied is proper
  • Assist The Company’s outside legal counsel on all mortgage and financing issues
  • Review job cost schedules for all affiliates who act as GC on construction projects as well as the affiliates that develop land in residential subdivisions
  • Communicate with the other departments to ensure that the accounting staff is properly recording transactions as they occur
  • Provide mortgage companies with financial statements as required by the mortgage documents
  • Prepare and monitor all construction draws on a monthly basis or as needed
  • Human Resources/Payroll and Income Taxes:
  • Oversee personal & payroll administration
  • Assisting all department heads with recruitment
  • Assist outside CPA with preparation of income tax projections for The Company, its affiliates and its owners to determine the proper strategies for obtaining the maximum tax benefit to the owners
  • Assist outside CPA with preparation of all federal and state individual and corporate income tax returns for The Company and its affiliates
  • Review the income tax returns prepared by outside CPA firms as to accuracy, completeness and validity
  • Ensure the timely filing of all required tax documents on or before their original due date; extensions are not permissible
