- Condo and Sponsor
- prepare variance explanations, accruals and distribute monthly financial reports for Condo and Sponsor. Accounts Receivable
- Condo, Sponsor & REA
- review and bill unit owners reoccurring and monthly utility charges and billing adjustments, monitor collections, Provide Condo Board and Sponsor copies of arrear reports. Apply late fees and interest. Report country arrears to the State Department and or Legal. Make check deposits as needed. Send monthly Steam and Electric utility bills to 3rd Party metering company. Accounts Payable
- Condo, Sponsor & REA process invoices and Pcard transactions with appropriate coding and approvals, and ensure proper audit trail is in place, assist client with funding request for bi-weekly check runs. Process monthly sales tax for condo, quarterly sales tax for sponsor, yearly REUC filing for Condo and RPIE filing for Sponsor. Budgeting
- Condo & Sponsor
- assist with annual budget preparation
- compile key assumptions and capital budget information, maintain lease level budgeting for sponsor tenants, review and enter budget information into the accounting system, process estimates for REA budgeting and billing. Bi-annual Utility Property tax payment and contesting assessment with Legal counsel. New Unit Owner Sales
- Condo and Sponsor
- Setup new owner and adjust Sponsor square footages, percentages and common charges. Audits

- Work with Auditors to make sure all documentation requires are addressed timely. Delphi Address Book

Qualifications
B.S./B.A.
- Accounting 3-5 years commercial real estate accounting experience required.
Microsoft office product knowledge, proficiency in Excel. Yardi real estate accounting software proficiency is required. Karden Systems budgeting accounting software proficiency is required.
