We are seeking a qualified candidate for the position of Compliance Director for a 1,500-unit property. We are looking for an efficiency-driven professional who has demonstrated success in Affordable Housing Compliance. The ideal candidate will possess significant experience in residential property leasing and recertification policies specifically for Mitchell Lama, Low Income Housing Tax Credit, Section 8 Project Based Voucher and Section 8 Tenant Based Vouchers. This individual will play a critical role in representing the company in its relations with ownership, prospective applicants, city agencies, and funders, ensuring alignment with our mission in affordable housing. Responsibilities:

duties include but are not limited to the following: Ensure compliance with all rules and regulations related to affordable housing including fair housing, Mitchell Lama, LIHTC and Section 8 Project Based and Tenant Based Vouchers. Lead and manage the property compliance team, supervise daily operations of the department and ensure staff compliance with all regulatory requirements. Implement leasing and recertification procedures and best practices across subsidy types. Ensure processing and tracking systems are in place to fulfill leasing and recertification timelines. Manage and submit all annual reporting requirements including Mitchell Lama Affidavits and LIHTC Annual Owner Certifications. Manage the eligibility and lease up process of applicants for Mitchell Lama, Low Income Housing Tax Credit and Section 8 Project Based Voucher program. Manage and track Mitchell Lama Succession requests to monitoring agency. Manage all internal transfers with monitoring agency and Section 8 subsidy providers. Review and coordinate the submission of applicant files for approval. Incorporate projects’ regulatory agreement terms, LIHTC, federal, state, or city marketing guidelines into eligibility process. Plan and implement all marketing and leasing functions for Mitchell Lama, Low Income Housing Tax Credit and Section 8 Project Based Voucher program. Create and submit ongoing reporting to monitoring agencies including annual and quarterly reports. Manage Compliance & Leasing related Yardi updates including unit transfers, approved successions, lease renewals, LIHTC recertifications, etc.

Requirements:

Bachelor’s degree with a minimum of 10 years of experience in affordable housing compliance. Experience with low-income housing compliance specifically Mitchell Lama, LIHTC, HUD, and Section 8 housing programs (project-based and tenant-based). Experience with different NYC subsidy administrating agencies such as NYCHA, HPD, HRA, etc. Strong attention to detail and accuracy. Proficiency with MS office suite – Outlook, Word, and Excel Strong interpersonal and communication skills and the ability to work effectively. Excellent organizational and time management skills.
