The Compliance Specialist – Section 8 manages the City of Atlanta’s Section 8 Moderate Rehab program and is responsible for initial eligibility and income certification for tenants, income recertifications, communication with property managers, and tenant file management.
Supervision Received :
The Compliance Specialist and Senior Compliance Specialist report to the Competitive and Technical Compliance Lead (Assistant Manager).
Essential Duties & Responsibilities:
Complete initial eligibility verification and income certification for new tenants in the Mod Rehab program using the Neighborly platform Proactively schedule and complete annual recertifications for Mod Rehab tenants using the Neighborly platform Draft letters to tenants (recertification notices, termination notices etc) using approved templates Coordinate with the administrative team to mail correspondence to tenants Work closely with property managers to ensure prompt lease-up of vacant units and resolution of any tenant issues Maintains Mod Rehab wait lists for all properties in the Neighborly platform Assist the Lead with completing the monthly Housing Assistance Payment (HAP) and Utility Allowance Payment invoices Assist tenants with signing up for UAP in the City’s Supplier Portal Send the HAP to the property manager for review and resolve any identified issues Maintains organized and up to date paper, digital and Neighborly files Communicates changes to regulations, best practices, notices etc. in a timely manner to management and all impacted parties Support the updating of the Administrative plan and SOPs Complete annual HQS, Special inspections and reinspection for the City’s Mod Rehab units and document the results in the Neighborly platform
