Asset Manager Wilkinson Corporation Atlanta, GA • Remote Wilkinson, a real estate fund manager, having transacted on over $3 billion of real estate over the last 30+ years. Position Overview The Asset Manager is responsible for overseeing property operations, setting performance goals, and ensuring alignment with corporate objectives. This role collaborates with property management teams, evaluates performance metrics, and supports initiatives to enhance property value and operational efficiency.
Key Responsibilities Budgeting and Financial Planning:
Adopt budgets to establish guidelines for revenue and expenses. Set short- and long-term goals to ensure property performance aligns with pro forma and cash distribution expectations.
Performance Monitoring:
Review and evaluate property management company performance against established goals and directives. Monitor and analyze property performance, including operational performance against forecasts and budgets.
Collaboration and Coordination:
Collaborate with property management companies to align operations with Wilkinson Corporation’s policies and goals. Work with Acquisitions & Dispositions on planning and executing property dispositions.
Capital Improvements and Risk Management:
Oversee capital improvement plans, including renovations, utilities efficiency, and repairs. Review and approve insurance options, monitor claims, and evaluate risk exposure.
Site Visits and Reporting:
Conduct quarterly site visits to inspect properties, meet staff, and document findings. Coordinate lender reporting and ensure compliance with debt covenants.
Real Estate Taxes and Compliance:
Manage real estate tax strategies, including appeals and accrual verification.
Data Analysis and Reporting:
Review and approve annual budgets, ensuring alignment with original pro forma underwriting. Analyze internal financial reports monthly and create dashboards to track performance metrics.
Minimum Qualifications Education:
• Bachelor’s degree in Business Administration, Finance, Real Estate, or a related field.
Experience:
• Minimum 5 years of experience in asset or property management.
Technical Skills:
• Strong analytical, problem-solving, and communication skills. • Proficiency in financial analysis tools and property management software.
