Exempt Position Summary Duties include the improvement of commercial property, cash flow management, TICAM, delinquency and vacancy analysis, managing vendor contracts on property, lease administration, tenant insurance compliance, and working with management team in successfully executing the goals Landlords have for their property. They serve as the liaison to Landlords and facilitate communications between potential Tenants, Landlords, and Property Managers. As such, they should maintain the highest level of standards and conduct that reflect The Overton Group values – setting an example for others to follow. Essential Duties and Responsibilities Collecting COIs and other required documents Manage and report operational costs to ensure healthy cash flow and report monthly updates to landlords Creating annual budgets and capital expenditure reserves Manage and maintain physical appearance of commercial property Manage annual TICAM Reconciliation, HVAC Reconciliations, and TICAM reserves Manage vendor contracts Ensure property management department follows policies and procedures related to documents, file storage, tenant/landlord communication, and Appfolio Contact for landlord and tenant Reporting for property management delinquencies, lease administration, and lease renewals Preform lockouts and evictions Sending notices to tenants regarding issues, updates, and reports Coordinate Landlord up-fit projects as needed Due to the requirements and responsibilities of this position, any internal brokerage deals (current or future) will need to be referred back to the firm to be distributed to a broker. Reasoning Ability The individual will be able to define problems, collect data, establish facts, and draw valid conclusions. Computer Skills To perform this job successfully, an individual should have knowledge of basic email systems, macintosh/windows operating systems, Microsoft Office programs, etc. The individual should have the ability to master commercial listing related software and property management software. Other Skills Some assigned responsibilities may require this individual to possess and maintain a valid driver’s license and clean driving record.
