The Beach Company is looking for an Acquisitions Analyst to join out Investment Management team at its corporate headquarters in Charleston, SC. The Acquisitions Analyst will play a pivotal role in the screening of new investments and will work closely with the Director of Investment Management and the Acquisitions Manager. Given the small but efficient size of the Investment Management team, the Acquisitions Analyst will have meaningful and immediate exposure to the decisions that drive our business. The position will entail a wide range of analytical tasks in addition to frequent travel to better understand and track property and market fundamentals. The ideal candidate will have 1-3 years of prior real estate experience.
Requirements:
Job Duties and Responsibilities Acquisitions (+/- 85%) Learn to navigate the multifamily acquisition model and lead the underwriting process on identified multifamily investment opportunities. Support underwriting assumptions by leveraging internal resources, working with third-party specialists and performing in-person assert and market tours. Be prepared to regularly present underwritten results to the Investment Management team and The Beach Company Investment Committee. Assist in the preparation of Investment Committee Memos. Work with the Acquisitions Manager to coordinate and participate with new investment due diligence. Maintain a detailed pipeline report, an organized database of underwritten investments and investment benchmarking report.
General Initiatives:
(+/-15%) Frequently perform in-person asset and market tours to thoroughly understand the fundamentals that will drive performance on the existing portfolio and on potential acquisitions. Maintain a database of new supply and sales comps in identified target markets. Regularly update the proprietary market analytics spreadsheet and present results to the broader team. Assist the Director of Investment Management in preparing Board, Shareholder and Investor presentations. Required Experience Bachelor’s degree in Real Estate, Finance, or a related field of study from an accredited institution. MBA or CFA is a plus but not required. 1-3 years of experience in a relevant real estate field with a strong analytical background and competency. Highly proficient in Microsoft Excel and basic knowledge of other Microsoft Office products (PowerPoint, Word, Outlook). Experience with Yardi Matrix, Axiometrics, CoStar or other third-party data providers is preferred. Skills and Abilities Required Self-starter and motivated team player with ability to work independently. Must be able to work in a fast-paced, entrepreneurial work environment. Excellent interpersonal, communication, and organizational skills. Detail oriented and able to handle multiple projects and deadlines.
