JOB FUNCTION PORT 32

is actively seeking a dynamic and detail-oriented Asset Management Associate to join our team in Charleston, SC. In this critical role, the Asset Management Associate will play a key part in providing comprehensive analytical, research, and managerial support for a diverse portfolio of marinas and restaurants. You will work closely with cross-functional teams, including investments, development, finance, accounting, and operations, to develop and implement initiatives that maximize long-term asset value, optimize operational performance, and drive sustainable portfolio growth. The Asset Managment Associate will report to the Controller/VP of Finance.

RESPONSIBILITIES

Responsibilities may include, but are not limited to: Lead CapEx analysis and investment underwriting across the portfolio. Prepare materials and recommend investments for senior leadership review. Analyze business unit performance, capital investment performance, and KPI trends. Develop actionable insights and recommend improvements that enhance asset value. Coordinate ongoing CapEx projects and performance improvement initiatives. Track and communicate changes to project timelines, risk profiles, budgets, or ROI. Manage performance tracking and reporting within construction & development budgets. Lead bi-weekly asset management review meetings with the operations team. Conduct industry and market research to assess marina performance relative to market and submarket trends. Stay informed on competitive properties. Perform detailed financial modeling and analysis of real estate assets using discounted cash flow analysis, IRRs, equity multiples, and other financial metrics. Compare property performance against underwriting projections. Prepare investor presentations and reports for equity partners and stakeholders. Support business plan development, annual asset budgeting, and asset valuation processes. Engage with investment partners, lenders, brokers, and contractors to support asset management strategies. Perform periodic site visits and support the execution of asset management initiatives. Contribute to strategic company initiatives and ad hoc projects as needed.

QUALIFICATIONS

Bachelor’s degree in finance, real estate, economics, or a related field. 3-6 years of asset management experience (multi-unit) in a real estate or a finance role. Proficiency in financial modeling, market analysis, and asset performance evaluation. Strong Excel and PowerPoint skills. Excellent problem-solving and communication skills. Ability to collaborate effectively across multiple departments and functions.

COMPENSATION & BENEFITS
Target Compensation:

$100,000 – $120,000 per year based on experience. PORT 32 employees may be eligible for other forms of compensation and benefits, such as healthcare benefits and 401(k). Actual compensation for successful candidates will be individually determined based on multiple factors including, but not limited to, a candidate’s skill set, experience, education, and other qualifications.
