Job Description

Acquisitions, Analyst (Miami, FL) 5.0 5.0 out of 5 stars Miami, FL 33130 Acquisitions Analyst Objective The Acquisitions Analyst plays a key role in the investment team, supporting the acquisition and recapitalization of multifamily properties. This position offers hands-on experience across all aspects of multifamily investments, including underwriting, due diligence, market analysis, investor relations, financial modeling, and closing transactions. Additionally, the Analyst is involved in asset management, dispositions, and corporate responsibilities for a nationwide portfolio of over 60,000 units. Tasks and Responsibilities Underwriting Develops initial proforma underwriting models for new acquisitions and recapitalization opportunities. Analyzes T12 financials, rent rolls, property-level reports, rent growth and vacancy projections, operating expenses, capital assumptions, and property tax estimates. Utilizes advanced MS Excel skills and a strong understanding of real estate return metrics, including cap rate, cash yield, IRR, equity multiple, and waterfall structures. Financial Analysis Conducts in-depth analysis to validate underwriting assumptions, including rent surveys, sales comps, supply pipeline analysis, sensitivity/scenario analysis, and other ad hoc financial modeling tasks. Business Writing Drafts investment memoranda for acquisitions, including investment synopses, Guardian memos, executive pool memos, private placement memoranda, transition memos, and briefing books. Utilizes MS Word and PowerPoint to create clear and concise investment materials. Due Diligence & Closing Assists the Acquisitions Manager in coordinating property-level due diligence and closing activities. Schedules and oversees vendor inspections for on-site due diligence. Reviews third-party reports, capital and operating budgets, interest rate hedge purchases, and closing statements. Market Research Analyzes historical and future market trends, including job growth, population migration, unemployment, supply pipeline, household income, home prices, replacement costs, rent growth, and occupancy. Works with third-party data sources such as Axiometrics, Yardi Matrix, Costar, REIS, and BLS. Abilities/Qualifications Bachelor’s degree or higher in real estate, business, finance, economics, or a related field. Previous experience at a real estate investment firm, commercial mortgage banking firm, financial institution, or accounting firm preferred. Candidates with strong backgrounds in other areas will also be considered. Strong proficiency in Excel, PowerPoint, and Word. Strong quantitative and analytical skills, including familiarity with financial models and complex financial and waterfall analysis. High attention to detail and commitment to producing top-quality work. Exceptional organizational skills and ability to manage multiple complex projects in a fast-paced environment. A proactive, flexible team player who takes initiative, is hard-working, and thrives in a collaborative environment. Physical Demands Ability to sit for up to 10 hours per day. Ability to move freely around the office for up to 10 hours per day. Ability to communicate verbally and in writing.

Compensation Base Salary:
