Biltmore What you’ll do: The Construction Disbursement Specialist is responsible for the disbursement process on all construction loans while mitigating the bank’s risk during the construction process. The duties include but are not limited to reviewing loan budgets and new loan setups, evaluating draw packages, understanding loan documentation, working with various internal departments relating to draw funding, tracking collateral movement, and managing post-construction processes to ensure the bank satisfies its responsibilities in regard to the collateral. This person works closely with our lender’s construction risk managers and our credit/management team to ensure transactions are clearing as expected with little delays. Serves as liaison between mortgage originators internal construction teams, WAB Management and Credit staff prior to boarding loans to provide input on loan structure, how construction draws will be processed and how the collateral will be monitored post-closing. Responsible for preparing and organizing loan draw packages, ensuring quality, completeness and accuracy, prior to disbursement Completes disbursement requests on a portfolio of customers, lending against real estate transactions. Averages 4-8 originator portfolios to monitor and provide updates to Credit on monthly basis of progress. Review for any delays or exceptions prior to maturity and preemptively work with Credit on extension requests. Notifies WHL Sales Officers and management of liens, project budget issues, or other conditions that increase the bank’s risk. Performs other duties and participates in special projects as assigned by management. What you’ll need:

  • High school graduation or GED
  • 3+ years of Mortgage industry experience. -OR-
  • 1-2 years of experience in commercial real estate construction lending with an emphasis on the disbursement process
  • Intermediate knowledge of general banking operations, including deposit operations, loan administration, treasury management, and/or other commercial banking products and services helpful.
  • Strong communication skills, especially speaking and listening skills
  • Experienced with Microsoft Office.
