Residential Mortgage Servicing Specialist

JOB SUMMARY

Responsible for the overall servicing and administration of the Fannie Mae loan portfolio and in-house Consumer RE loans. Performs routine servicing functions while ensuring mortgage loans are maintained in accordance with regulations, compliance, and Fannie Mae requirements. Perform loan research and resolve problems. Assist customers and other bank personnel with loan related issues.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Prepare RE fee disbursement form, mortgage loan set up sheet, and general ledger tickets for on-boarding loans to the core system. Maintain/validate escrow accounts (property taxes, hazard insurance, flood insurance, PMI) to ensure accurate loan servicing and compliance with applicable regulations. Process paid out files, which includes drafting mortgage releases for recording, requesting documents from FNMA, and drafting customer correspondence. Process FNMA Wires. Daily balancing of various servicing general ledger accounts, FNMA accounts, and FNMA rejects. Process FNMA funds remittance. Perform annual escrow analysis on consumer real estate loans. Image and verify loan documents, including downloading mortgage (Encompass) files to the core system. Review daily reports for accuracy and completeness, make appropriate changes to clear exceptions. Monitor and maintain collateral insurance for consumer real estate loans. Monitor and maintain collateral flood insurance for all loans. Monitor and maintain collateral force placed insurance for all loans. Edit loan records as appropriate for accuracy and updates (file maintenance). Provide timely payoffs to customers and attorneys. Transmit remittance fees listed on HUD sheet for VA, USDA and FHA loans. Provide assistance to customers and bank personnel concerning loan information Provide back up to all mortgage servicing duties Assist mortgage servicing employees with questions or issues related to their job duties and responsibilities. Assist senior staff members in formulating and updating policies and operating procedures Must interact pleasantly with customers and fellow employees, function as a team player Must maintain the strictest confidentiality of accounts and activities of any kind dealing with the bank Maintain a current working knowledge of bank lending policies and procedures, bank law, and regulatory guidance Maintain a current working knowledge of FNMA servicing policies and procedures Maintain a current working knowledge of bank’s core processing systems, software, and web applications Handle tasks with sense of urgency and accuracy Attend various meetings as necessary Other duties as assigned This position is considered non-exempt and is eligible for overtime for hours worked in excess of 40 per week under the Fair Labor Standards Act.

QUALIFICATIONS

High School Diploma or GED equivalent Minimum 1 year experience in financial services or lending; or related work experience Proficient in Microsoft Office including Word, Excel, PowerPoint and Outlook

PREFERRED QUALIFICATIONS

Previous residential mortgage servicing experience
