Job Description:

Loans originated by Lennar Mortgage LLC are typically offeredfor sale to various investors on the secondary market. Theseinvestors review the loans and communicate any questions regardingdocumentation or loan attributes to the Investor Liaison Team whichis a part of Secondary Marketing. These associates are responsiblefor ensuring the loans are funded by the investors in a timelymanner which requires a myriad of skills and processes requiringthe associates to interact with many different departments in theorganization. Investor requests can cover any aspect of the loan.

For example, a loan can be suspended for insufficient incomedocumentation, or for an error on a Closing Disclosure as well asfor a missing executed First Payment letter. Therefore, theinvestor Liaison associate must be well versed in all areas of theloan to be able to determine if the condition is valid. YourResponsibilities on the Team Each associate is expected to work onan average of 25-30 conditions each day.

This will include:

Verifydaily all loans have been delivered / received by the investors towhich they were being shipped. Receive inquiries or suspenseconditions from investors, or Investor / subservicer queue,regarding loan file documentation / attributes. Verify theinformation being requested is accurate which can be documentationrequests for Credit, Compliance and Closing documentation issues.

Based on investors condition review all supporting information todetermine validity of condition and dispute if condition is notvalid and provide supporting documentation as necessary. Formissing documentation, check in Encompass for documents that maynot have transferred to AIQ, or other document repository. Within24 hours of receipt of Suspense Condition, that cannot be rebutted,or uploaded to investor, place condition in SMO.net and clear fromInvestor / Subservicer Queue. Follow up on conditions placed inSmo.net every 48 hours until documentation received. Contactborrowers and outside agencies to obtain documentation on priorityand aged files. Received communications from investors and Lennarassociates should be responded to as soon as practical.

Communication is purpose of Investor Liaison. Associates arerequired to clear their conditions in Smo.net within 24 hours ofreceiving the documentation addressing the loan suspense. This canbe provided through the Smo Conditions inbox or through theReceived Conditions Queue in Smo.net. Assist post-closing team withobtaining documentation and correcting closing documents needing tobe executed to ensure insurability etc Maintain accurate notes ofevery action taken for each loan, each day, in Smo.net Reviewcorrected documents and provide to investor to clear fundingconditions Follow up with investors to obtain funding or identifynew conditions within 48 hours, unless there are investor specifictimeframes mandating a longer period. Maintain pipeline daily witha goal to fund all loans as soon as possible and to meet an averageof 14 days from suspense to funding as possible by investor. EnterNotes into SMO.net daily documenting all communications and stepstaken towards clearing the loan for purchase. This is a requirementfor every file. Associates provide feedback to investor contactwhen a pattern of conditions is detected to review and determinecause and corrective action. On those occasions when a loan sale iscancelled, the associate will request the Note back from theinvestor. Upon the termination of the processing time needed, ifthe note has not been returned, the associate will follow up dailyuntil the Note is received.
