Job Description

ESSENTIAL FUNCTIONS

Directs calculating of net funding on mortgage loans and validating funding numbers with closing agents; performs wiring approval; performs loan set up on Symitar for construction loans and funding construction loans draws as received by underwriting; pays construction inspection invoices. Leads the document delivery to the third party servicer utilizing e-delivery technology; validate servicer reporting for accuracy. Manage investor wholesale pipeline ensuring loan documents are delivered within commitment time frames; Prepares documents needed for the sale and transfer of loans and updates servicer with sale information; Provides investor documents as needed when requested for auditing. Perform detailed post-closing analysis of closed loan packages determining all documents are properly executed by borrowers and notary; facilitates with third party all corrections; ensures all documents are uploaded into the LOS system, completes loan data in LOS; responsible for accuracy of HMDA for reporting. Tracks all recorded deeds of trust and final title policies to ensure receipt, upload into LOS and update tracking information. Manages electronic service requests for mortgage sub-services via branch, phone and electronic systems. Responsible to handle the issue and validate resolution; offers recommendations to streamline and improve processes. Manages Rate Locks and executions to secondary investors and portfolio loan. Manages COC’s and rate changes/extensions/expirations. Posts daily rates.

EDUCATION/ EXPERIENCE

College degree of two years or greater or two-three years of similar or related experience. A high school diploma or GED equivalency. Must be registered annually in the Nationwide Mortgage Licensing System (NMLS) License and all data must be kept up-to-date.

OTHER SKILLS AND ABILITIES

Interpersonal skills – Courtesy, tact, and diplomacy are essential elements of the job. Work involves much person contact with other inside and/or outside the organization for purposes of giving or obtaining information, building relationships, or soliciting cooperation. Must be detailed oriented with strong organizational skills. Multi-tasking in a member service environment is essential. Ability to operate a PC with a windows operating system and multiple online loan operating systems. Ability to work in a paperless environment.

PERFORMANCE MEASUREMENTS

Maintain less than 10% error findings during internal and external audits. Maintain investor pipeline movement meeting commitment dates. Maintain 7 days or less turn time of delivery of loans to servicer. Maintain member satisfaction both internal and external; maintain customer satisfaction with less than 5% complaints.
